Only reason the responsiveness category is lower is that we asked for a estimate for replacing the roof in order to budget for next year and have never heard another thing despite leaving another message with reminder.
This did not happen. I arrived home to find some the work had already been done.
The service man was sitting in his truck in my driveway. Since this was not as I had requested I asked him to
take a garden hose, spray that section of the roof to see for myself if that particular "fix" had in fact been completed.
It appeared that he had done that.
I asked him about the condition of the rest of the roof, because I will be selling my property in the future and wanted
to be aware of any problems. I was especially wanting a written report so I could show it to prospective buyers.
I was NOT provided with any pictures or was I given a written report.
Part of the package was for him to "check for interior leaks that may not be noticeable from the exterior of your home."
THIS WAS NOT DONE.
Because of the unfinished portion of the contract, I called LMJ Contracting on 11/4/2014 twice, leaving a message.
I received a call back from "Howard". He said "Wayne" did the work and that he would talk to him and call me back.
At that time Howard apologized for the "miscommunication" . I did not hear back from him. Because of a death of a friend I didn't call back until Nov. 17 and asked Howard when he would be coming back to finish the inspection, etc. We scheduled 11/20, but he called and asked to reschedule. Said he would call me on Nov. 24.
This has been a very unsatisfactory situation with a contractor that was recommended by Angie's list. Since I am a new member, I am now somewhat disappointed with something I thought would end well. I'm a 71 year old widow, and have to rely on others for the repair of my home.
I still have hope that Howard will complete what I paid for.
The work start a few days late, but that was due to the delivery schedule of the shingle distributor. Once the work started, the job was completed in about a week. His roofers doing the actual work were courteous and professional. About the only negative aspect, although minor, was that a ladder was left overnight propped to the side of the house that could have given access to anyone wanting to get on the roof and enter through the second story. After talking with them, this did not occur again.
Upon my limited visual inspection, the job was done very well with attention to detail. Clean up was excellent, with no trash and no nails left. There was a box of unused shingles that was left for any future repairs.
Overall, I would highly recommend LMJ Contracting and Howard Felix to anyone wanting to have their roofing replaced. We did recommend LMJ to several of our immediate neighbors wanting to replace their roofing. They also had the same positive experience.
Note: we had a storm recently which for three days brought sustained winds of 40 mph and gusts up to 65 mph. As far and I can see, the roofing held up well. I can't say the same for a section of our fencing which was blown down (not installed by LMJ Contracting).
It was great. They communicated really well and gave some good information and some ideas on how to proceed. They were calm and answered our questions. I thought the price was very reasonable. They were quite good. They were here when they said they would. I really liked that they took the time to thoughtfully go things, look at the options and think about them.
The roof had disintegrated on my homestead era 30-foot water tower, causing rot to the floor of the tank compartment and tank at top. Howard carefully and respectfully removed the old materials, salvaging where possible and stacking it because I chose to dispose of it myself. He had to rebuild the floor before working on the roof itself - a dangerous and tricky situation but he handled it with skill.
Howard and his helper are polite and respectful workers, toughing it out in 100 degree temps and getting the job done. He can add historic preservation and restoration to his resume as his restoration of this historic building will help to preserve it for another 100 years
I can wholeheartedly recommend LMJ roofing.
