We had several contractors look at the project. Some proposed gutting the shower and starting from scratch, at unnecessary cost and time wasted. Some admitted the shower rebuild was beyond their ability. Scott quoted on the project reusing as much of the building material as could be salvaged. He was not overwhelmed by the breadth or depth of repairs, which included: replacing floor joists and flooring, rebuilding walls from scratch with insulation, drywall, and texture, and correcting original structural deficiencies, just to name a few. Scott also understood and appreciated the extra details, such as blending his work in with the initial construction, and not disturbing aspects which could not be easily repaired, such as the concrete porch and exterior walls. He coordinated and worked well with the plumber, and he went out of his way to accommodate us. His quote was fair and competitive. Perhaps more important, he was accurate and on-budget. His quote covered exactly the work he needed to do, and there were no surprise charges. We are quite pleased with the end result, and we will definitely hire Scott again. My experience with Mark Vincent and his foreman, Darrel, was superior. I provided a detailed statement of work and Mark went over the expectations thoroughly. Prompt quote within a couple of days. He was the least expensive of 3 quotes, all of whom were capable and I'd recommend for other jobs and all references were positive and honest. We had just purchased the home and it was dated (built in 1974). There was damage to the roof structure when an addition was built 11 years before. With the other roof work needed in the remodel, it was decided to replace the roof and repair the truss-work. The existing large deck was covered and partially enclosed. MV workers helped by making an in-work modification to the enclosure to allow me to remove a couple of wall sections when I'm ready to install a hot tub. I now regret not having them replace the deck at the same time. 2 years later, it is now necessary. I'll have MV back to bid on that job. I removed most of the carpet from the house and supplied the materials for tile floors in the kitchen and baths and laminate wood for the rest of the house. Mark's son does have a talent for arranging the tile in interesting patterns; he doesn't just slap it down. The kitchen was taken down to studs and rearranged to provide optimal spacing. The dropped ceiling with fluorescent lights was raised and light cans installed. Custom cabinets and sink installed. NOTE: Let the cabinet supplier install the cabinets. My custom cabinet supplier had to come in and redo a lot of the finish work and alignment. Sunken living room floor was raised to match the rest of the house. New concrete front porch and steps poured. Miscellaneous plumbing, electrical, and concrete work was performed. All workers and subs were very diligent and professional. I enjoyed the prompt completion of work, attention to detail, and being notified with problems or concerns were found. e.g. sill-plate rot was found in 3 separate locations and was repaired for nominal cost. I will contact Mark Vincent when I'm ready to start phase 2 of the remodel."},"url":"https://www.angi.com/companylist/us/wa/pasco/vincent-construction-reviews-5317347.htm"},"position":4},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"North West Restoration","address":{"@type":"PostalAddress","addressRegion":"WA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Sandra S."},"reviewBody":"I contacted NW Restoration and they came out and did an estimate. They wanted me to have an engineer look at the work that needed to be done which I did for an added $800.00. They then told me they couldn't guarantee the cracks would not come back but if they did they would work with me until we got them taken care of. They did the repair work and within 30 days the cracks were back. I have called 3 or 4 times and just a month ago got someone to come back out. He said he would go back to the office and review my file and get back with me. Have not heard from anyone as of yet. I called and left a message for the gentleman to call me back but have not received any acknowledgement back yet. We heard about his service and thought we would give it a try. Our car had its check engine light on and he was able to get me in right away. I was used to having to wait. My wife was needing the car by the following day to drive to Spokane. We were already thinking we would have to rent a car. I told Thomas the story of needing the car by tomorrow and he said "no problem"!! I was in shock! he had it diagnosed within an hour and completely repaired, oil changed and additional work (front panel fix (no charge)) by 2:30 that afternoon. Excellent customer service. He called me about everything he found and made sure I was good with the repairs prior to him fixing. He completely surprised us with the front panel fix! The door had been rubbing and making a terrible sound when opening. Not any more! I plan on using TT's every time from now on! Great experience and Great Service!! FAQs for structural engineering projects in Tri Cities, WA
No, it’s not legal for unlicensed individuals to conduct structural calculations for buildings or building repairs. Not only do licensing requirements prevent DIYers from tackling this project, but mistakes can also be extremely dangerous and put your property and anyone inside or near it at risk of severe injury or even death. You should always hire a licensed and certified local structural engineer to make structural calculations.
Yes, all states require structural engineers to carry the proper license, with specifics determined by each state. You can use Angi’s state licensing tool to confirm that the structural engineer you’re considering holds the required licensing to tackle your job. Hiring an unlicensed structural engineer will not only cause issues with permits but it could also lead to an unsafe building. The cost of a professional, licensed, and experienced engineer is well worth the investment.
The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:
Do you have experience working in my specific area?
Do you have professional indemnity insurance?
What will your structural report cover?
Do you charge a flat fee for a structural report or by the hour?
How long have you been in business?
Do you have a list of customer references?
Structural engineers typically charge between $100 and $250per hour, but many jobs won’t be based on a per-hour fee. Instead, the structural engineer will offer a flat rate for the inspection and structural calculations. The flat rate for a structural engineer costs an average of around $550, but you could see prices ranging from $300 to $800, depending on the complexity of your project and how easy it is to access certain parts of your home for the inspection.
Whether you’re building a new home or building an extension on your existing property, you will likely need both a structural engineer and an architect. A structural engineer will determine what loads your foundation and framing can safely handle, and an architect will draw plans according to those structural calculations to simplify the building process. You can start by contacting a structural engineer near you, as many work alongside architects and can get all of the prep work done at once.
