Customers say: Quick response

"Due to weather emergencies, they had a 4 hour delay. To ensure my roof project was completed before inclement weather arrived, they stayed late to complete the work. They did a safety check and saw other issues they were concerned with that others had missed. I will use them again. They identified the real issues and repaired everything."

Customers say: Quality work

"HIGHLY recommend using Tim for your home inspection. We had him do a pre-sale inspection so that we could address things prior to listing our home for sale so that we didn't have to deal with "surprises" when we listed/sold. Tim is VERY thorough and knowledgeable. Because of this, we also used him to inspect our new construction home as just because it is a new build doesn't mean that the builder is perfect. And Tim found things that we as buyers would not have found/noticed so that the builder now has a professional report of those issues to address prior to our signing closing papers."

"Erie Homes was great. Ty and Chris shared the information about roofs in a clear and precise way. I love the high quality of the roofing materials and the standards they hold their workers to when placing the roof. Mike called me each step of the way, so I was prepared when the roofing supplies showed up. I even got calls after the beautiful roof was done. Amazing job!"

"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

Roofing questions, answered by experts

The terms “roof sealant” and “roof coating” are used interchangeably to describe the rubber, silicone, polyurethane, or acrylic product applied to the roof’s surface for waterproofing and UV protection. Products like roof caulk can also be called “roof sealant,” but the term is more commonly used for the protective coating.

Most traditional lenders will not loan against a house with a leaking roof, and some lenders won’t lend against a home with a roof near the end of its lifespan. If the roof on your new home is in poor condition, you may need to have the seller offer a credit for a roof replacement after closing, or you can opt for a renovation loan—also called a 203k loan—to bundle the house and the roof replacement into one loan.

You can technically install a metal roof over asphalt shingles, but it isn’t a good idea. This is because you’re essentially creating a moisture barrier under the metal, which can easily—and often does—lead to significant mold damage. Removing an asphalt roof isn’t terribly expensive, and some roofing companies might cut you a serious labor and disposal discount if you add it to a new install.

Yes, you should seal and cap an unused chimney to protect it from damage. Sealing the structure helps prevent moisture damage, which can lead to issues like cracks, spalling, efflorescence, and damaged mortar joints. Capping the chimney is also crucial to prevent blockages, damage from invasive critters, and downdrafts, while still allowing for proper air ventilation to manage moisture. For the best results, consult a chimney professional to select the right type of chimney or flue cap for your home. It's also wise to continue with annual chimney inspections to maintain the structure's integrity.

Yes, capped chimneys should still be vented. Failing to vent a chimney will result in condensation buildup inside the chimney, which commonly results in mold growth. If mold begins to grow in a chimney, it frequently goes undetected and spreads quickly through the home. Mold and moisture can damage the structural integrity of your home, and exposure to mold can cause discomfort and illness in residents.
