"We could not have asked for a smoother project operation. John is honest and fair with his pricing. His ideas and suggestions gave us a finished product we are totally pleased with. The work schedule and time were perfect. ......... I showed a series of project construction photos to two friends out of area who are each concrete contractors. They both agreed that this is the proper way a quality driveway is constructed. ......... Thank you ever so much John John and crew. ~D&K"

"I don't normally leave reviews but felt in this case I had to. 11 months ago Lance and his team re dis our garage floor with an epoxy coat. They did a fantastic job. However, a couple of days ago I noticed the areas under our car's back wheels had peeled off. I called Lance who immediately came out. He showed me it was not product failure, but rather the very old, original 1970 concrete floor that had corroded causing the breakdown. Despite this, he applied a new coat of epoxy, making the floor brand new again. He flat out refused payment and said if any new areas come apart to call him and he will get it fixed. What excellent service. 'Integrity' Garage Floors lives up to its name! I would highly recommend them. Thank you Lance for your great service."

"Without hesitation, I would absolutely recommend Garage Experts of Seattle, run by Dennis and his team. Having had epoxied floors in our previous home, we knew we couldn't go without it in our new home. When researching, we had called around to at least a half dozen other companies in the area, and while some of those guys were nice on the phone, their prices were a bit beyond my budget. Dennis was not only reasonably priced, but he was also able to work with our tight schedule, and I truly felt like he went out of his way to accommodate us and make sure we were taken care of. Dennis is super friendly, personable, and just the epitome of excellent customer service. I know this is a weird thing to get excited about, but I'm really really happy with my garage floors. It makes the garage an extension of our home because it makes it clean and functional. Especially with the dirt and rain getting tracked into the garage, epoxied floors makes it easy to keep clean with simply hosing or mopping it down. On installation day, his team was extremely professional, friendly, and worked efficiently. The end result is super high quality (probably better than our last house) in terms of the thickness and shine (they were not skimpy at all on the quantity of chips and coverage!) We were so happy that we have already referred him to several neighbors and we will most definitely have him back to help us organize the garage with custom cabinets!"

Epoxy Flooring questions, answered by experts

Unlike staining concrete, painting concrete often results in chips and peeling over time. You can expect numerous touchups over the years if the concrete is in a high-traffic area. Since concrete paints are opaque, you may also find it more difficult to get the exact color results you want. Lastly, painting concrete can make it much more slippery unless you mix in an additive for traction.

The lifespan of stained concrete can range from five years to a lifetime, depending on the type of stain used and how well it is maintained. Acid-based stains penetrate the concrete and can last 20 years or more, while water-based stains are less durable and may last around five years, especially on outdoor surfaces exposed to UV light and weather. To preserve the color and extend the life of the finish, stained concrete should be properly sealed and then resealed every three to five years. Factors like foot traffic, climate, and proper initial application also affect its longevity.

When you’re painting a garage floor, it’s best to use a combination of rollers and brushes. You’ll want to start with a brush, making a border around the edges where the floor meets the wall. From there you can use a roller, though some people also like to do the entire first coat with a brush because it’s easier to work the paint into the textured concrete.

Sealing a concrete surface protects it from damage caused by water, chemicals, and general wear and tear, making it last longer. A good sealer acts like a shield to prevent cracks, stains, and deterioration. Plus, it enhances the appearance of the concrete, giving it a fresh, polished look that can boost your property’s curb appeal.

Garage floor sealers last anywhere from one to 10 years on average, depending on the type of sealer you use and the traffic it’s exposed to. Acrylic sealers have the shortest longevity, whereas most other options can last anywhere from five to 10 years. If you use an acrylic sealant to protect against stains, reapply every one to two years. Reapply other types of concrete sealers every five years for the best results and maximum protection.
