Small jobs welcome

"

Gerry arrived on time and was very personable. He said he would look in every nook and cranny including cupboards, etc. After his inspection he showed me his findings and explained about taking samples and asked permission for the air samples, as they were $100.00 each. I agreed to all procedures and costs because I felt it was important to know everything. The report was e-mailed to me on the 3rd day as promised and it was very scientific with pictures and readings and all kinds of information. They called to let me know it was done and I appreciated that. I needed to call a few times afterwards with questions and they were always there. The secretary was especially nice because she listened to my concerns regarding some one I hired whom I didn't think was getting the job done right., and also because it was someone they recommended for me because I asked them to give me recommendations.

After receiving the report, and before and after hiring their recommended company, I began looking at the surrounding areas and found more items which had mold. All of my findings were in the very rooms that had been inspected. I found mold on furnishings in our basement main room, which was not included or noted in the report. It has also since been found in our garage..........I felt sure he had looked in the garage because I saw him enter the house from the garage door at one point when I went downstairs to see if he needed anything. This mold is mostly in the insulation on the garage ceiling and some surrounding wood which was found by a home inspector I hired. ..This inspector also found that the wood floors in both bedrooms above the garage showed higher than normal humidity readings and the entire basement flooring is at a 16% reading. ( that would explain the mold found on the furniture) I am so disappointed. I feel I paid 399.00 for someone to find half the mold. I thought I was hiring experts and could rest assured that every room had been thoroughly looked at. I can only assume that checking the flooring for moisture during a mold inspection is optional.

If anyone out there is going to have this kind of inspection I highly recommend staying with the person and really looking at everything because you know your home best, making sure you and the inspector have looked at every possible place for your own peace of mind. I was worried and thought I might be in the way. There was a lot of stuff in all the rooms, however I did offer to move anything to help him get through his inspection. He never asked and I assumed all was well. I'd like also to mention that in the report, after each description of the separate findings, the statement is made that "hidden mold is possible". I learned that getting a thorough inspection is really not possible.

"We had pest and ant problems in a 1930’s home we recently purchased. It had been vacant for some time. Part of the solution was to redo the crawl space. Andy Construction gave us a very reasonable quote for removing what was there and installing the vapor barriers, replacing spotty floor insulation, sealing cracks and new access doors. The crew was courteous, on time, and left no mess. We haven’t seen a mouse since and the ants are getting under control. Our floors and home are so much warmer! We heartily recommend Andy’s Construction."

"Patriot roofing is an outstanding company. They weren’t the cheapest but as the saying goes you get what you pay for. From our salesman Levi, the crew(Alan and his crew) to the final inspection with Eb...they were all professional, courteous and hard working. The roof turned out even better than expected and our property was treated with respect and left as if no one had been there. Thanks again and we will recommend you to anyone we know that needs a roof."

"Curtis is an anomaly among contractors. He arrived exactly when he said he would. Did a thorough inspection of the job. Provided a reasonable quote and had the work done in a timely manner. Half the contractors I contacted never replied and two never showed up for the appointments they set. I highly recommend DHT Construction and Roofing."

"We were so impressed with Blake who inspected our home today. He worked for a couple of hours and determined our home was safe and sound, and very dry. We were so thankful that he gave us an honest answer, even though it meant no sale for him. We would highly recommend them for an honest thorough inspection."

"Kirk performed a thorough blower door test, walking me through every point that he later included in his report. With his report in hand, I have confidence in my understanding of the priority improvements that I can make to my sealing my home's envelope, which is precisely what I'd hired him for."

Home Inspection questions, answered by experts

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

Homes should be checked for mold annually, especially if you live in an area with high humidity or frequent rainfall. Inspections are crucial following flooding, roof leaks, or plumbing issues. More frequent checks are necessary if your home has a history of mold problems or water damage. Regular inspections help detect mold early, preventing costly remediation and minimizing health risks, especially in moisture-prone areas such as basements and bathrooms.

No, homeowners insurance typically does not cover the cost of removing a dead, sick, or rotting tree that is still standing. Insurance is designed to protect against sudden and unexpected accidents, whereas a tree dying or rotting over time is considered a maintenance issue. Coverage usually only applies after a tree has fallen and caused damage to your property.

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. Inspections can identify problems that could cost thousands or even tens of thousands of dollars, so a formal inspection is always worthwhile. If you’re having a new home built, a pre-drywall inspection is often the most valuable, but a final inspection before you close is also a good idea.

If you see rust spots or streaks or any physical damage to the chimney cap from the ground, you should hire a professional to inspect and replace it. If it’s safe to get up on your roof or near your chimney cap with a ladder, you can perform a closer inspection to identify issues. Additionally, if you know your chimney cap is nearing the end of its life—usually five to ten years—or you’re seeing evidence of water damage or pest infestation in your chimney, it’s a good idea to replace the cap.
