"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

The Blue Vase name has helped me keep my tongue on one occation with an upset client, who had lost her 20+ year position with a major airline because she didn’t want to uproot her family to transfer, which caused me to be invited to stay for dinner. Moreover, excessive staining may not fully penetrate the wood, leading to poor adhesion and premature wear. Additionally, thick layers of stain are prone to peeling, cracking, and blistering as they struggle to bond with the surface. 

If you’re deciding between limewash versus whitewash, know that both have a chalky matte appearance. Limewash is made from lime, water, and sometimes pigment, while whitewash consists of lime, water, white chalk, and binders (though you can get a similar look with watered-down white paint). Whitewash has fewer options for color customization, and it sits on surfaces instead of being absorbed into them, which can trap moisture. Whitewashing costs less—about $1.40 to $4.20 per square foot.

You don’t have to pressure wash your deck before painting. However, you must clean the deck, and pressure washing is one of the most efficient methods. Pressure washing quickly removes flaked paint, wood fibers, and embedded dirt. It also gets much deeper into the wood surface than manually scrubbing the deck—and the cleaner the deck, the better the paint can adhere. Ensure the wood is fully dry before applying paint.
