"They rehabbed an old farmhouse and and it looked beautiful. They kept the old charm intact and found material to use from the same era. I appreciated that they were constantly checking in with me to tell me what they were doing. "Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

Whether you can paint over your existing paint depends on what’s on there. Most of the time, you’ll want to sand down or scrape off the paint that’s currently coating your surface. Painting a damaged pool deck is not recommended if the substrate is crumbling, cracking, spalling, or otherwise actively deteriorating. Continuing deterioration will result in the paint also delaminating or flaking off the damaged surface. Oxygen bleach uses hydrogen peroxide as a base and won’t harm wood when using it as a cleaner. On the other hand, chlorine bleach breaks down wood at the cellular level and causes irreversible harm. Although you may not see immediate damage to wood after exposing it to chlorine bleach, its strength and integrity are now compromised.

The best temperature to paint a pool deck is between 50 and 90 degrees Fahrenheit, because many paints and sealers require temperatures warm enough for the chemical reaction to take place for proper curing. The paint should not be allowed to freeze, and temperatures above 90 degrees can cause the paint to dry too quickly, also preventing the chemical reaction from following through to completion.

When applying multiple coats, wait four to six hours for each coat to dry. Not waiting long enough can result in streaks, peeling, and uneven color. Plus, it will be more difficult to discern where the second coat has already been applied.
