"Paul Burlingame (and team) constructed a basement garage and attached ADU on the side of our 100 year old house - no small feat at all. Initially we were a little guarded because of all the horror stories you hear about shiesty contractors, but our experience with Paul has been nothing but positive throughout the entire build. He has a keen attention to detail and values good quality work. For example, there were a couple crucial details that were not described by our engineer, and Paul worked hard to determine the right course of action. In the end, what he came up with was better than we could have imagined. Not only is he personable and a knowledgeable contractor, he has an eye for aesthetic which was a delight as we discussed design options, from trim details to pergola hardware. In the end, Paul and his team built us a stunning 800 sf 2 story ADU and 400 sf basement garage, that feels spacious and contemporary while beautifully tying together with the exterior of our existing 1920s Tudor Revival home. Building up by adding square footage to the top of your home is often less expensive than adding a basement, but it depends on the specifics of your house, your property, and supply costs. Because building a basement requires excavation, it can be a more expensive option than building up.

Assuming you are going for a full remodel for an average-sized basement with a reputable contractor, the process can take up to two weeks or more. Remember that basements have many stairs and often difficult access—it’s not like working in the entryway. The shuttling of materials, increased need for ventilation and safety precautions, and making sure everything can be removed through a doorway all increase time and cost.

While framing a basement is not as difficult as finishing a basement, it's something you should typically leave to the pros. That’s because if something is installed correctly, it will affect your entire basement. However, you can take care of some of the smaller tasks, like filling holes or putting up some insulation.

A walkout basement is considered to be partially below grade because at least one wall is entirely exposed. In some cases and in specific municipalities, inspectors and appraisers will still count walkout basements as below grade, which means the space can’t serve as living space or be rented out. If you intend on using the area as living space or a separate apartment, you should check with your local building department to make sure it’s legal to do so.

You can paint your ceiling or install a drywall ceiling if the ceiling is unfinished, as they take up less headroom than drop ceilings. 

If there are pipes in the way of ceiling installation, you can do one of two things: reroute the pipes or adjust the installation to fit, which will cost extra.
