In March of 2015 Lori Jo listed my condo locally and on u-tube. The pictures revealed the excellent lighting, storage space, new appliances, and spacious rooms. I had a purchase agreement after a couple of weeks, and closed within one month of listing. Lori Jo was always responsive to my questions on email or the phone and we communicated daily during the sales process. This quick sale was remarkable given the construction project ongoing at the condo complex and the fact that condos rarely sold quickly in this area. While there was a brief period of price negotiation, the selling price was well within my own expectation. Lori Jo is always welcoming and upbeat towards people. I would gladly use her as an agent again, and am happy to refer her to others. A former fireman, Ken knows the entire county in great detail. We appreciate deeply his commitment to our search for a new property while helping us prepare to put our current property on the market. Having purchased a large acreage and served as general contractor on two homes of his own, he has the background to assist in searching for a lot as well as for a home. He helped us focus our parameters and prioritize, set a budget, and look for a property that matches our criteria. He never wastes our time with properties that don't meet our requirements. He provides invaluable advice and inspiration, is highly educated and dedicated, and has a depth to his knowledge of real estate and building that is far beyond what we've ever seen in a Realtor. He is also an excellent source of referrals for contractors. This has been a totally positive experience!

They receive an F from me on all criteria. The only redeeming factor is their office staff's amazing customer service and willngness to be helpful. It's just enough to pull you in and make you think you're dealing with a fair company. I called and requested a sewer camera inspection on a property I was purchasing. I wanted to make sure there wasn't any issues with the line and also have them fix a large leak in the shower valve and a tiny leak on one of the washer valves. The office staff was very helpful and easy to help me with scheduling. To be helpful to the technician I supplied them with photos of the leaks from my home inspection and told them the locations of the issues. They told me that the camera inspection would be around $325, which was a little more than some of the other companies, but the customer service made it worth it. Day of the sewer inspection I was at work about 130 miles south of the property, so my real estate agent met them at the property. After 30 minutes of them being on site my agent calls me and says that they cannot get their camera through the accessible drain pipes and need to pull my toilet to do the inspection. I said that sounds fine, I've installed many toilets in my day, no big deal right ... WRONG. I got the technician on the phone and he proceeded to explain me that to remove the toilet and put it back on the charge was $191 in addition to the $300+ I was already paying for the sewer inspection. I asked him why it was so much and the only explanation I could get was "Its just our flat fee." I told him that a $5 wax ring doesn't add up to $191 dollars. He mentioned that the flange might need replacing and possible the screws on the flange. I couldn't believe it, there was nothing wrong with the toilet and he's trying to tell me there could be a problem with the flange! It didn't make any sense. He even admitted that it would be $191 if they were coming out there to just fix replace a toilet, yet they were already on the property? I told him I would call him back in a minute. I asked him to, in the meantime, go inspect the shower to see if it was something he could fix. I called my wife and a few other people to see what they thought... I get back on the phone with the tech from Favinger. I asked if he looked at the shower valve. The tech simply stated that "Its leaking pretty bad out of there, its probably time for a new valve." ... ... Um okay did you actually look at what the problem is? I asked him what are you saying... Are you stating that it needs a new cartridge or is the actual shower valve body leaking. He couldn't answer this. I'm guessing the extent of his inspection was going up to the shower and turning it on. He then proceeded to tell me to install a new shower valve they charged a fee of $151. I'm guessing he's talking about installing a new cartridge because to replace a full shower valve is a much larger undertaking. Change a cartridge is probably a 5-10 minute job, so $150 makes sense right ... WRONG. After this I told the technician felt like I was being taken advantage of. That they were basically trying to charge me for anything and everything they can possible think of. I explained how he's not telling me what is actually wrong with the shower valve and how it doesn't make sense that it costs nearly $200 dollars to pull a toilet off and put it back on. I estimate that it would've been $700 to $800 before taxes if I would have gone ahead with having them fix these problems, but I didn't. I asked them to leave and I'm so glad. I called another plumbing company from Angies List. They fixed everything, did the camera inspection and I just received the bill $388.00 w/ tax. The shower had a broken cartridge $14. They charged me for a wax ring, a new valve, the cartridge, their labor, and the use of a camera. In total you can say this whole ordeal actually cost me about $425 because Favinger Plumbing proceeded to charged me $40+ tax for their visit to my property. THANKS FAVINGER Plumbing!

"We were incredibly lucky to find Paul when we began searching for our first home. He met with us right away after we contacted him and for a cold call to a realtor we couldn't have done better. His knowledge of Whatcom county is impressive and seems to extend to Skagit as well. Paul is energetic, friendly, hard-working and intuitive. He guided us through each stage of our purchase with confidence and consideration. He just seemed to be on the same page as us from the get-go. He found us a beautiful home between Bellingham and Ferndale that fit our budget and exceeded our expectations in a very competitive market. He negotiates brilliantly and found us excellent contractors for the few improvements that we wanted to tackle right away. Furthermore he accomplished this in about a month. Paul is a pleasure to work with. He has been in communication since we closed and insists that he's in our corner well beyond the signing date. As he puts it "realtor for life." Put this guy to work for you. You won't be disappointed! Mick & Sophie"

FAQs for real estate service projects in Lyman, WA
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
