"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"They were prompt, honest and very thorough while walking my property. The appraiser was extremely knowledgeable and attentive, even accepting of our 2 large breed St. Berdoodle dogs, who wanted nothing more but the appraisers attention. One of the best professional experiences I have had to date."

"I worked exclusively with Ms. Crystal MacHale. Her business was one of about 4-5 referred to me for a real property retrospective appraisal. Rainier Appraisal Service LLC was the first company to contact me. Ms. McHale was very pleasant, answered all of my questions and was able to perform the appraisal in a couple of days. However, I did reach out to other companies who provided quotes, but their dates did not coincide with the needed time frame. The fees were all about the same. Experience and previous reviews were instrumental in my decision. I enjoyed Ms. McHale's follow up and ability to provide a comprehensive report. Thank you, Ms. McHale for your excellent customer service."

"I have a difficult real estate appraisal needed and Cedarwood came to the house, listened carefully and understood the special flooding concerns that the property has. In my opinion, no other appraiser would have gone as far as he did to make sure my needs were met. If you have a need for an appraiser, I recommend Cedarwood."

Property Appraiser questions, answered by experts

Yes, experienced appraisers handle a variety of property types with tailored methods.

Yes, appraisals are often used for property tax appeals, estate planning, and determining market value.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
