We were searching long distance from another state, but we had no difficulty reaching Janet, getting responses to questions and concerns, and coordinating visits to see houses. She was flexible, organized, and well attuned to our priorities and the feedback she heard on early visits, so that she was able to effectively help us modify our search area for better results. We utilized a written contract that spelled out the parties' understanding of our roles and responsibilities, and this assured us that although her office might have properties we were interested in, we would not find ourselves in a situation in which her interests as an agent would conflict with ours as buyers. Although we were looking a fair distance from her office, Janet cheerfully drove us many miles to see houses, searched efficiently but thoroughly, and used resources unavailable to us as typical online house-hunters. She seemed very familiar with the communities and their history, and was candid with us on those few occasions when additional research was necessary before she could advise us. The job was bid. Rather than use a gas powered post hole digger the two workers dug by the holes by hand (which seemed absurd and took lots longer). The workers usually showed up at 10 and left about 3:30. The job took about 10 ten days to complete. The bid was based on a fence to match an existing fence of treated posts and rails. The rails used were cedar not treated. When the company owner was called on this he said his supplier did not offer treated rails. Had we not called the owner the fence would have not turned out to our liking.
As it were the fence boards are now on the inside of the posts/rails rather than the outside. As the boards were being put up a worker told me that because of the uneven ground the fence top would be 'notched' where some boards would be higher than others. I told him that he would have to cut the boards so that the top would be even. Bottom line: the end product was okay but we had to continually monitor in order to have an acceptable result.
An update: It was determined that the fence was build 30' inside our property line. When confronted NW Fence owner flew into a rage and said it was not his problem. Nearly one year later and with a court date approaching NW Fence and his attorney settled for a dollar amount and the complete removal of the fence. The agreement was to fill the post holes with dirt. I noticed the workers putting concrete back into the holes. When I attempted to advise the worker that was not acceptable he continued until I was nearly in his face. 1/2 of the post holes were found to contain concrete chunks. NW Fence was to come on this last Saturday to remove the concrete and fill the holes. At the appointed time we found that the concrete had already been removed. NW Fence and their attorney stated that they did not remove the concrete! I guess there must be a good elf in the neighborhood. At any rate the bottom line is that the fence is gone and the holes filled with dirt.
Let me be very clear: DO NOT HIRE NW FENCE FOR ANY REASON.
Maureen herself acted as our agent, although she also owns and runs the agency, and she did terrific work on our behalf. We couldn't be happier. She was effective and highly professional, and we liked her personally very much. My husband and I felt listened to as well as competently advised as we worked through the sale process, and Maureen was such a pleasant, gentle, intelligent, and cheerful presence that we feel sure she must have many clients who, like us, would enjoy having her as a
friend.
We received two full-price offers for our house after only the first weekend of showings, both of them from well-qualified
buyers. Although the improving sales market no doubt played a part, we believe this also clearly attests to Maureen's skills in pricing and marketing our house.
In addition, she is a lifelong Boston resident who has a great deal of knowledge about the city's neighborhoods and a
network of professional contacts who provided valuable assistance that wouldn't have been available to us otherwise. We were always able to reach her easily and, when additional coverage was needed, her staff stepped in and managed whatever needed to be done without delay. They were all simply excellent, and delightful to work with in addition!
As anyone who has bought or sold a house knows, there are so many details, competing interests, and legal concerns involved in this kind of transaction that it is essential to have someone who, as Maureen did, thoroughly understands the issues involved and is able to clearly explain the options, risks, and benefits of the decisions that may need to be made.
When we encountered complications related to an easement, some contradictory city records, and whether or not there had
been termite damage at some point in the past (all common problems in an old city like Boston), what might have made this a stress-filled ordeal turned out to be as good an experience as anyone could hope for. We thank Maureen for that. Nothing ruffled her, all was manageable as far as she concerned, and this calm realism helped us greatly deal with everything. In the end, we had very happy people on both sides of the deal, a smooth transfer of the property to the new owners, and sufficient proceeds to invest in a new house on the other side of the country!
