I called again, and again received apologies and the promise to look into it. Well, another 2 weeks went by and I finally was able to speak to Mr. Spencer himself. He was defensive when he got on the phone and said that there was a problem with our credit which was why he didn't pick up the trash for the last 3 weeks. When I pressed him further, he became upset and admitted there "was an error" and it wasn't our account after all (completely made up excuse). When I asked why he hadn't picked up the trash on the 4th week, we said it was because there was a car blocking the driveway. I pretty much called him on that, too, because all our renters are advised not to block the driveway. Words got heated on both sides, and Mr. Spencer said "Either accept my apology or I'll take my cans and you won't have any trash pickup at all." This being a rental property, we needed trash pickup for the tenants so I acquiesced and he assured me the trash would be picked up on its regular schedule. That was yesterday and, guess what! no trash pickup. I called the office, understandably upset, and yelled at the receptionist who answered the phone. My bad. She didn't like my attitude and hung up on me. I wrote an email and truly do not expect to hear back from this lousy, non-professional company. I asked for a refund of 2 months payment and for an additional $300 (which is what it has cost us so far to have the trash removed). I really don't expect any of that back. Interesting how he has taken our money, but has not fulfilled his part of the contract. I also informed them that they have to remove their trash cans--I don't want the useless things left on the property. STAY AWAY from this company. It's too bad really, because they are the only company for trash pickup at this location. I guess that's what he's banking on. UPDATE: Mr. Spencer came and collected the trash cans from our property approximately 2 weeks after I last heard from him. To this date, he has still not refunded ANY of the money he took from us for this quarter (July-September). In effect, he stole $76 from us. Because the system came back on after he replaced the capacitor, most repair professionals would have left at that point and considered the job finished. Carlos discovered a blockage in the system, which was a much more serious problem. If we had just gone on to run our A/C system with a new capacitor, this problem would have grown and caused us to probably need an entire coil or system replacement within a few weeks or months (thousands of dollars). Carlos described everything in detail and gave me three options for a repair, from least expensive/shortest term fix to most expensive/longest term fix. He was completely informative, no pressure, just laying out the pros and cons of the various options. I found this extremely helpful. I chose one of the options, and he said he would have to order some parts and come back in 2 days. He did not charge me anything that day, saying I could pay the whole thing when he came back to complete the fix. Not only did he come back exactly on time, he spent over 6 hours (with a helper!) in the hot sun and the attic fixing this issue, which involved a lot of tricky technical work. Again he checked everything thoroughly to make sure the fix was sound. I was shocked when the total bill was only $640, since he put in easily 8-9 hours of labor (6 of them with an assistant) on two separate days, and the total labor charge for the whole thing was less than $200 of the overall bill. I included a tip in my payment because it is truly rare and exceptional to receive such knowledgeable, professional service. I recommend everyone with gas line, A/C or heating system issues use Caribbean Breeze. Carlos knows EVERYTHING about these things, and he is a polite person and d*** hard worker. We were also told that we do evidently have a coolant leak, but for now something to just keep an eye on. So even though we were not happy with the delay and lack of communication, we know this is a bad time here with so many people needing repairs because of the storm, we are willing to still give this company a good rating since they are honest and reasonably priced. They do not try to over-sell their work and stand behind the work that they do. It is a father and son team who take pride in their work, but maybe in order to help people, overextend themselves to the point that they simply are not always right on time. You need to service an HVAC system about twice per year, with a service including an inspection and basic maintenance. It’s best to schedule maintenance in the spring (after the furnace has been running and before the AC kicks on) and in the fall (after the AC worked hard all summer and before winter’s first chill arrives).

It’s a better use of energy (and your money) NOT to run an ERV system all the time. Most experts recommend that you cycle your ERV system on and off throughout the year.
