Expert quoted $4000 to replace the AC. I then found another AC company myself (Humphrey) for a second opinion. Humphrey was able to fix the AC simply by changing the capacitor and fuse. Expert either 1) didn't bother to even look at it because the work order was coming from a management company and figured they paid whatever, or 2) did a really poor job diagnosing the problem. Either way, neither is favorable. My lesson learned as a new landlord--always find a repair company yourself."

I chose not to have him do the work since his solution for addressing the badly deteriorated brick on one chimney was to coat it with epoxy. After talking with other contractors this did not seem to be the best solution."
