"I was very pleased with the entire process. After the inspection, all of the issues were explained fully and everything was backed up with pictures. The repairs were performed as and when they were promised and once again pictures were used to prove the work was done. The price for the repairs was higher than I was expecting but the repairs were required and they were completed as promised. I also am a firm believer in the old saying -CHEAP AIN?T GOOD and GOOD AIN?T CHEAP. I was pleased with all phases of the job and would highly recommend Instant Chimney."

Chimney Inspection questions, answered by experts

To ensure optimal roof health, it’s a good idea to get an inspection once a year. However, certain factors may require more frequent checks. If your area experiences severe weather conditions such as hailstorms, high winds, or heavy snowfall, it is advisable to inspect your roof afterward. Older roofs are more susceptible to wear and tear, so if your roof is approaching its expected lifespan or has yet to be inspected in several years, it’s a good idea to schedule a roof inspection or estimate.

Insurance might cover a 30-year-old roof, but it’s fairly rare. Most companies don’t offer coverage for roofs older than 20 years, but certain robust plans will handle it. However, even if the plan offers coverage for an aged roof, it could be diminished. Many plans only cover the original cost or the actual cash value (ACV) of the roof once enough time has passed. ACV is based on the roof's age and condition at the time of repairs.

Common issues discovered during a chimney inspection or cleaning include creosote buildup, cracked liners, structural degeneration or masonry degradation, and obstructions such as blocked flues or animal nests. These issues are potential safety hazards that can lead to combustion problems or poor air quality if not addressed.

If you choose tile for your roof, take the time to hire a true tile professional. Look at trusted online review sites to find a top-rated roofing contractor. This helps you zero in on great contractors while avoiding ones who bait and switch you with fluctuating bids.

After you’ve narrowed down a few great candidates with reasonable bids, there are some important questions to ask roofers before you hire. Be sure they are licensed, bonded, and insured before signing a contract. Once you find a roofer who checks off all your boxes, you’re ready to get your project started.

It’s a good idea to have a roof inspection once every two or three years to catch issues early and avoid major property damage. However, if you recently had a new roof installed, you can safely wait around five to ten years before scheduling an inspection, especially since your workmanship warranty should last about that long. You might also want to schedule more frequent or one-off roof inspections if you are buying or selling a home, if you have issues with leaks or visible damage, or if your homeowner’s insurance company requires an updated inspection.
