How long the home inspection takes can vary greatly depending on the size of the home and the type of inspections being done—the same goes for receiving the final home inspection report. Some inspectors are busier than others, so it may take a little longer. Generally speaking, however, you can expect to receive the report within 1-2 business days after the inspection.

A post-drywall inspection could uncover many problems that weren’t present during the pre-drywall inspection, including insufficient insulation, missing weather stripping, improperly installed plumbing and lighting fixtures, flooring damage, drywall damage, plumbing leaks, aesthetic issues, and more. Structural problems, which are often expensive to fix and are common reasons to walk away after a home inspection, are easier to see before the drywall goes up, but a post-drywall inspection may highlight minor issues with house settling and foundation problems.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

Checking for mold yourself is crucial, as catching mold in the early stages is ideal. Mold can appear green, brown, black, blue, or yellow. It can smell musty and can feel like velvet, leather, or cotton. 

Most often, mold grows near water damage. It’s best to inspect these places for signs of mold growth:

  • Basement: Look in corners, windows, carpet, closets, and around appliances. 

  • Bathrooms: Check around sinks, ceilings, and around toilets. 

  • Kitchen: Inspect around the sink, behind the refrigerator, and behind trash can.

  • Attic: Look near the insulation and near intake and exhaust vents.

You might consider demolishing a house if it has a faulty foundation, widespread mold or pest damage, or other significant issues. Older homes with outdated wiring systems or dangerous materials could also be good candidates for demolition. Or, if you’re planning to remodel the entire home, you might find that it’s more cost-effective to tear it all down and start from scratch.
