"William, Carl and thier crew are first rate. The quality of thier work is incredible. They are accomodating, professional, and are very fair with their pricing. The construction quality was so good on my bungalo that was built a year and a half ago, I decided to have the patio enclosed as well which was recently completed. I have braging rights in my neighborhood now. Very soon they will be replacing all th exterior of my home with "Hardywood" and painting. Please include these folks a try with you bidding process.I am very happy I found them. Joseph S."

"I hired William initially to rehang a stuck back door for $150. Then I asked if he would trim a stuck wooden patio door, reattached some gutters and hang some thick plastic curtains on the outside of a patio. He did all these cheerfully, and along the way, selected about 25 vintage LPs I had as payment for the extras. I guess I should have figured on finding a music aficianado in Austin being a pretty good handyman!"

Small jobs welcome

"Robert is a true craftsman! Other contractors told my husband and me that our deck needed to be replaced with a new one. We really didn't have the money for a brand new deck and Robert was willing to use his expertise to repair... rebuild, renew our existing deck. That is exactly what he did! He is honest, trustworthy, and dedicated to producing the best quality work. We will definitely call him again when we have another project needing his expertise. Thank you Robert!"

"After my sister recommended Alter I decided to hire them to do my kitchen and it was the right decision, I couldn't be happier with how it turned out! They have great craftsman who did a beautiful job. They showed up each day on time until the job was completed. Eli helped me plan all the little details and made the process so much simpler then I thought it would be. He is professional, knowledgeable , and has a great energy about him which was a nice surprise after dealing with some terrible contractors in the past."

"We had a sliding glass patio door that had been opened and closed on broken wheels for a long time. The brutes before us had just been shoving the door along its track, like ancient henge builders moving giant lintels. The handyman came out, pulled the door, removed the wheel cartridges, then went driving around to shops trying to find a match for the old, weird, brand-specific ones we needed. I knew that would be a chore, which is why I hired someone to do it. He eventually found some that would work and got it all put back together in about four hours, which was way faster than I would have been able to do it.
He arrived on time, did what he said he'd do, and did it for the price we agreed.

"I would highly recommend T5T Contracting for your project. We originally contacted Terry at T5T to discuss a detached garage, which eventually turned into the garage, extended patio, screened-in porch and pergola. T5T did a great job of turning our sketches into reality at a fair price. At each step of the way, the crews were skilled, efficient and very respectful of the property. Terry does a great job of communicating throughout the project and we are extremely happy with the results."

"We hired Paul and Patriot Construction to do an extensive renovation on our home last year. Paul is unique in a number of ways. He has his own team of sub-contractors. He doesn't have to wait to get projects done because he has his own team he is responsible for. That puts more pressure on him to get work for his team so his clients don't have the stress of being at the mercy of sub-contractors. Paul is a bright, personable, caring, honest, knowledgeable and thoughtful guy. He always answers his phone and is willing to take the time to explain things. He sends detailed emails with a project timeline and budget breakdown so you always know what is going on. When things have come up after the project was finished, he sends his guys over to address them. I think all of these things are quite unique in a contractor. That is why I give Paul and Patriot Construction 5 stars."
An idea of how you can turn a vaulted ceiling into a cool and useable space.
This used to be a dark and dirty attic. Conversions like this can be a great way to add square footage. With structural changes being one of our strengths, we can show you how to maximize your
space.
Lighting can transform any space into something magical.
Why be normal? Wall tile and a hexagonal stain glass window created an awesome mood for this homeowner.
Herringbone mosaic is very time consuming, but the results are worth it.

Garages questions, answered by experts

On average, a garage door can last between 15 and 30 years. However, this lifespan is influenced by several factors, including the quality and material of the door, local climate conditions, and how frequently it is used and maintained.

Key factors affecting longevity include:

  • Material: Wooden doors can last 20 to 30 years or more, while steel doors typically last 15 to 20 years. More robust options, like triple-layer steel, can last 25 to 30 years with proper care. The number of layers in a door also contributes to its durability, with each additional layer potentially adding five years to its life.

  • Maintenance: Regular inspections, cleaning, and immediate repairs can significantly extend the life of your garage door.

  • Usage and Climate: Doors in harsh climates or those used very frequently may wear out faster.

  • Components: Individual parts have different lifespans. For example, automatic openers may fail sooner than the door itself without regular maintenance, and garage door springs typically need replacement every 7 to 12 years.

While the door panels are designed to last as long as the door, they should be replaced sooner if they become visibly damaged, impact the door's smooth operation, or create a security risk.

There are various companies and garage doors to fit your needs. So, here are a few tips for buying a garage door for you and your family:

  • Figure out and stick to your budget

  • Go over each garage door material and how it relates to your climate and needs

  • Determine if you want an insulated garage door

For a garage to be included in a home's official square footage, it must qualify as livable space. This generally means it needs to be attached to the home and have permanent finishings like proper insulation, finished walls and ceilings, and adequate ventilation. To be considered livable year-round, it should also have heating and cooling. The specific legal requirements can vary by location, but if a garage is converted into a finished room meeting these criteria, it may be counted toward the total square footage.

You can expect your seal to last anywhere from 1 to 5 years. Several factors affect this—material, frequency of use, and the weather. For example, seals made from high-quality rubber are built to withstand the elements and can go the distance with a little TLC. If your door sees a lot of action or faces extreme heat or cold, the seal could wear out more quickly. Regular maintenance—like cleaning and lubrication—can make your seal last longer. And while it’s rare, a professionally installed seal on a smooth floor can potentially last up to 10 years.

The decision on whether a garage or an extra room adds more value depends on several factors, including local market demand, location, and buyer preferences. Generally, added living space is more desirable to most buyers, and the utility of the new space determines its return on investment (ROI). Converting a garage into a livable area like a home office, guest room, or entertainment space can add significant value. An additional bedroom, especially one with a bathroom, will likely add the most value. However, adding a garage may be more valuable in areas with limited parking or harsh climates.
