Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Homes on hillsides or in areas that experience frequent washouts are at a higher risk of collapse. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.

Regularly inspecting your foundation—at least the visible sections—for signs of foundation issues like moisture and pest infestation is a good way to identify slab leaks early, as is keeping an eye and ear out for water damage to indoor building materials, above-average water bills, sounds of running water when no fixtures or appliances are on, and indoor humidity that causes the temperatures to feel more extreme. They may be able to fix cracks in your driveway or garage floor the same day they fix your concrete steps, as well. General concrete repair experts usually won’t be able to handle larger jobs, like leveling a sunken foundation, so you’ll need to hire a structural engineer for bigger projects.

Not all cracks in the basement floor signal foundation problems. As the house settles, you’ll notice very thin hairline cracks, which you don’t need to worry about. Cracks that are 1/8 inch or wider should require sealing, while ones that are 1/2 inch or wider require leveling. However, if you have cracks in your basement floor with heaving, you should call a pro to assess the situation. Heaving can lead to uneven flooring, structural issues, and foundation problems.
