"Excellent job! Josiah preformed the inspection and was very professional - he identified areas in need of repair, and explained to me the results of his inspection during a walk through of the areas in need of repair. The final written report was very professional and issued promptly. I highly recommend Crosstown Engineering. Well worth the cost of the inspection."

"In trying to refinance my house, the mortgage company wanted a structural inspection. I hadn't obtained a structural engineer for years and I had no idea what we included or what the cost of an inspection should be. As I didn't THINK there were any structural issues with my property, I really didn't know for sure. AND, what would they be looking for? I spent a couple of hours at least trying to figure out what to expect and what I needed to do to prepare for a dreaded inspection. My brother tried to reassure me that I probably didn't have any issues to worry about - and he should know. He's been a remodeling contractor for the past 25 years! However, I was worried because of the small cracks that had appeared at the tops of several of my windows and above at least one door frame. Two days before FIF was to arrive two very small cracks showed up running perpendicular to the beam and wall. I had already fixed all the cracks in the house (almost assuredly from settling). But these TWO I couldn't just ignore (as my brother had suggested). So, I fixed them and pained the entire two walls upon which they appeared. I must say, I did a good job, too! Anshul from FIF showed up on time. He was very polite and even offered to take off his shoes! I assured him that he needn't take his shoes off. He was very professional and got right to work on the inspection. In a short time (less than an hour), he'd essentially completed his inspection. He invited me outside so that I could see what he was going to suggest for improvements but that didn't rise to the level that needed to be cited on the official report. His suggestions included adding cement diverters/extensions to gutter downspouts and sloping the dirt/lawn away from the house more. That was it! My house did not have any structural issues! I got the report the following day and I was able to close on time! I would not hesitate a moment in hiring FIF again! I also recommend it to anyone who needs a competent engineering inspection at a reasonable cost."

"The basement king was a pleasure to work with. His knowledge is unmatched in the Texas area for sure. I received multiple quotes and talked to multiple companies and he was the best. He's passionate about his work and the manner in which it's done. If he says something, it happens. An added benefit was their cleanliness. Usually a job site of this size and complexity is a mess, but not with the basement kings. 10/10!"

"Jack Walker was awesome. He responded to my online request for a quote within just a few minutes after I posted it and we set an appointment for a couple of days later. After obtaining a number of other quotes, his was by far the lowest bid. We had him install a 12x24 insulated aluminum cover with gutters, and his price was nearly half what most of the others were willing to do. His turn-around time was also very fast, he completed the work within a couple of days after we signed the contract. His workers were punctual and professional at all times. I will definitely use him again, and as a Realtor® I will definitely recommend him to anyone getting a home ready for sale, or making repairs for a home they just bought."

"Overall, everything is finished, it looks good and the windows no longer leak. There were delays from the rain and city inspector. I had a few complaints about the Sheetrock work (the garage door almost fell when the bolts pulled out, the work wasn't made "paint ready" at first) and one crew that decided to have beer on the job. But these were dealt with immediately and to my satisfaction. The superintendent, Jose, is very good and easy to communicate with. The owner, Cully Wade, was responsive and made sure that problems were taken care of. This was a very stressful experience for me from the beginning: water pouring in my house around the windows, finding the termite damage, rain and more rain while they were trying to work and delays waiting on inspections. But Bulldog Construction did a very good job with a difficult job and I would not hesitate to use them again."

Structural Engineering questions, answered by experts

No, a structural engineer is not the same as a builder. A structural engineer is an expert in all things related to the structural integrity of a building. The structural engineer is responsible for calculating the correct materials in terms of load-bearing capacity and overall structural safety. Structural engineers do not perform the actual building of the house or other structures. Rather, the builder executes the plans and designs specified by the structural engineer.

Costs depend on material choices, labor, and the extent of structural modifications.

Any issue that affects the structural integrity or soundness of a home is considered a structural issue. In addition to foundation cracks, other signs of structural issues include roof leaks, bowing walls, sloping floors, gaps around windows and doors, and more.

A split-level home is one that has several staggered floors connected by short staircases, while a split floor plan separates the primary bedroom from the rest of the bedrooms. Split floor plans are most often found in single-story homes, while split-level homes are always at least two stories.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support
