Customers say: True professional

"John Vinyard and his crew are awesome! These guys are all hard working, very respectful and professional. John really listens to his customer's wants and needs and makes it happen in a timely fashion with quality results. Our experience with Vinyard's Concrete Construction was a very pleasant and easy experience. John came out right away, thoroughly listened to what we wanted then explained in detail what it would take to do the job. He then quoted a fair price and before we knew it the concrete slab was complete. During the job we asked him about pouring a driveway, again he listened, explained what could be done and quoted a fair price. We had them back out to pour a driveway and add on to a small part of the original slab as we decided to add a cover on the patio. He and his guys made forms and created concrete footings to attach the cover to. They are a great working team and do great quality work. I highly recommend this company."

"We had Bordeaux Luxury Homes do a complete home remodel for us, inside and out. The results were outstanding. Our kitchen is the envy of many. The replaced the stone fireplace with a single piece of quartz that goes from floor to ceiling and installed a stainless steel mantel. It is beautiful. Installed pot lights in the kitchen, dining room, living room and bathrooms and now light is everywhere. The crown molding, with all the twists and turns, is impeccable. I could go on and on, and I believe you get the idea that these folks are true artists of home remodeling."

"They havent resolved my issues yet. Still working on fixing the leak. they didnt send a very experienced installer so they had to come out several times. They didnt build it to code and the sub contractors they used were not fully qualified to do the job. The screen door is not installed correctly and I am still waiting for them to resolve this."

"There was no option for my type of job so I picked Handyman but this was no small job. Carter's Home Improvement removed some very heavy old beams that had twisted over time and replaced with straight beams. Looks great! I appreciate Jeremy and his team."

Customers say: Quality work

"Matt Saner built a screened-in patio and deck for my house. I appreciated his suggestions, several of which were incorporated into the project. The patio and deck look great and blend with the style and color of the house. He was responsive and professional. I would recommend Legacy Contracting."

"Handyman Carpentry came through for me and my family! Our door was kicked in and I needed to feel safe immediately. Mr. Kevin came through with a fast response, and great work. He kept in contact throughout the entire time! Reasonable and fair pricing. This was an emergency for me and Mr. Kevin and his squad came through. We will definitely be calling on him again for more carpentry and home improvement jobs! Thank you and I pray nothing but growth and success for you and your business!!"

Patios questions, answered by experts

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

You can start your search for a reputable patio company by finding providers in your area with positive ratings online and few, if any, complaints filed with the Better Business Bureau (BBB). Once you narrow down your search, contact the companies and ask for examples of their past work, as well as a list of references. The examples will show you the quality of the work you can expect and how professional the finished product will be, and contacting previous customers will give you an idea of the service you can expect throughout the process.

A screened-in porch can add value to your home, but it won’t count toward the total square footage at an appraisal or when it comes time to sell. A screened-in porch is not fully enclosed, usable year-round, insulated, or heated or cooled, so it doesn’t meet the requirements of livable square footage in most locations.

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.
