"Scott Wiley in an independent licensed home inspector. He had knowledge of how to inspect a condo - I didn't. He went from the bottom (garage) to the top (roof) of the entire building. He did a thorough inspect of my unit. He kept me informed and invited me to the unit upon completion. His report was in my e-mail within 36 hours as he promised. He provided a professional non biased report with details and photographs. He made recommendation for follow-ups as deemed by his report. He made sure that I knew he would be available to provide information after the inspection for up to several months. His fee was reasonable."

Home Inspection questions, answered by experts

You can ensure a home inspector is unbiased by doing your research. Verify their work history and certifications so you know they’re qualified to be inspecting your home. Read reviews to understand other customers’ experiences and whether or not they were satisfied with the inspector’s assessment. Interview potential home inspectors and ask how they get their clients. If they’re not dependent on any one realtor for clients, they’re unlikely to risk producing a faulty report just to benefit one agent.

A mobile home inspection thoroughly assesses a manufactured or mobile home's structural and functional aspects. A certified inspector examines the home's condition, including its foundation, roofing, plumbing, electrical systems, HVAC, insulation, flooring, and overall structural integrity. The goal is to identify any potential issues, safety hazards, or necessary repairs. The inspector provides a detailed report summarizing the findings, highlights the strengths and weaknesses of the home, and often includes an estimate for the remaining life span of appliances, systems, and components.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

The natural breakdown of uranium in soil, rock, and water can cause radon to appear in a home. The gas seeps into homes through cracks in foundations, walls, or floors, as well as through gaps around pipes or construction joints. Radon levels are influenced by soil composition, building materials, and ventilation. Poorly sealed or airtight homes can trap radon, allowing it to accumulate.

You should schedule a fireplace inspection at least once a year, per the National Fire Protection Association (NFPA). However, this is the minimum requirement even if you’re diligent with fireplace maintenance between uses. If you suspect your fireplace is malfunctioning, schedule one sooner to avoid fire hazards or the release of harmful emissions like carbon monoxide in your home.
