Houston Foundation Analysis & Repair Services is dedicated to the solution of problems for residential or commercial foundations. BEFORE you spend a fortune on sky high foundation repairs with no guarantee of success, let us inspect your foundation by our Texas-licensed Professional Engineer in Structural Engineering, Mark E. Haas, PE, with more than 30 years of engineering experience. Our recommended solutions treat the source of your foundation movement whereas foundation companies only treat the symptoms but not the underlying problem. Our recommended solutions often include one or more of the following; 1) Installation a tree root barriers and/or water barriers, 2) Installation of a new yard drainage system in combination with re-sloping of the surrounding soils. Call us now for an on-site inspection of your home or building which will include a detailed elevation report with our recommended solutions. Costs for our on-site visit and report are: 1) $450 for 2500sqft or less. 2) $600 for 5000sqft or less. 3) Greater than 5000sqft call 281-773-8331 for a quote.

"the structural engineer visited our home and surveyed the lot. He noted where external influences could be affecting the foundation. The engineer went through the home and measured the elevations of the floor to within 0.1". He created a plot and should how the outside influences were affecting the foundation. A short time after his visit, he e-mailed a 16-page report with a detailed description of the survey, the plot of the elevations, and a written description of the ongoing effects on the foundation and home. He noted how previous foundation repair was negatively affecting the foundation. He noted how to correct the deficiencies and prescribed a chronological list of remedies to return the foundation to fully functioning. Thanks for his hard work and thorough assessment of the foundation. I am avoiding needlessly wasted money on unnecessary foundation repairs."

So I called. The nicest lady answered the phone and I told her what I needed. She emailed me the information form which I filled out online and emailed back. Soon I as on the list. The survey was completed and I got the certificate. Very, very, very reasonable. True professional group."

Land Surveying questions, answered by experts

You can’t build on undeveloped land without preparing it for construction, which involves running utilities to the site or accounting for private utilities like wells and septic systems and grading and compacting the soil for safe construction. Once you prepare the land, you can build on it as long as the project abides by local zoning regulations.

It is almost always necessary to hire a land surveyor near you to ensure your fence sits on the right side of the property line. Mistaking the shape of your property can lead to fines and costly changes if you have to move or adjust the privacy fence—not to mention some surly looks from your neighbor. We recommend jumpstarting your fence planning in the spring to ensure there is plenty of time to map out your plan before construction season.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

Professional well contractors may use electromagnetic mapping to look for places with a high likelihood of water. Water access can vary significantly, even on the same property, so it can be difficult to know where to drill if you don’t have specialized tools to look for water.
