Rep was friendly and on time, but really didn't do any actual instrumented measurements to determine air leaks or drafts, just looked at insulation in the attic, door seals and areas I described as potential problems. Granted, he got there while I had another repairman working, but I expected more scientific method to find air and water leak sources. He guessed at the source of some of the rain leaks. Offered to sell me new door seals, but I had seals on hand, which the rep didn't recognize (had a thinner seal for the hinge side and a thicker seal that goes on the handle side and top). He did changed out some of those for me. He promised to get some estimates for identified problem areas, but never heard from them again and, based on the cursory, "eyeball only" inspection, I didn't bother calling them back. They haven't installed the insulation, sheetrock, baseboards, windows, doors, sidewalk, steps, or the air conditioner, and they haven't painted yet. The good thing is that those items have been paid for, hopefully, and nothing "extra" will be uncovered while doing those tasks. The quality of there work is so far - average, nothing above or beyond normal. The other troubling - painful - part of this process has been the upfront "agreed to" by me draws. Most of the draws (payments) are front loaded, and quickly collected. (10% accepting the contract, 20% at start, 20% @ starting framing, 20% @ starting roofing, 20% @ starting siding, balance due @ finish) each change order is paid upon acceptance. So, unless you are wealthy, and have a contracting specialist with experience in contracting and a lawyer to help you negotiate the contract, I would not recommend using KM Builders. I have not discussed these issue with KM Builders and I take full responsibility for agreeing to this, but after giving them the $500, I felt obligated to go forward. The old saying - In for a penny in for a pound.

Was a fantastic experience and worth every penny. It literally has been like we moved into a new house.
Hill Country Air is definitely getting our new system business when we have put the funds away for a new airhandler and heat pump (we would like a larger 3M box filter one day). He never pushed us, not even once, in any way, even passively with a brochure, selling us a new system. That's unheard of.
That blew us away. Now that he knows our air duct system and pressure gradients, it's going to make sense to go with HCA anyhow.
HCA is a small firm so I would suggest that future customers respect the old adage that you have to be a good customer too. HCA is not a firm with a dozen trucks and 30 odd hired-hands.
But if you can wait and be patient- you cannot go wrong with Hill Country Air. After a few hours and $950 worth of work, he indicated that the HVAC system was not repairable. He created a quote for various options to install a new system. I had previously researched average costs for replacement of a 5 ton / 16 SEER system, which averaged approximately $9-10K for a reputable company with reliable brands. The first option the tech provided was for $40,600, which was a little surprising. He offered several options, with the cheapest being $10,700 for the lowest quality equipment and least warranty. He indicated that the primary difference between John Wayne and other companies is the quality and training of the employees. He also used typical sales techniques, such as “why would you feel different tomorrow” when I indicated that I’d prefer to think about the decisive overnight. During research online, I saw that John Wayne uses Amana products, which are a little more expensive but highly rated and manufactured here in Texas. The next morning, four techs arrived, all pleasant and professional; however, only one appeared to be a trained technician, while the other three appeared to be labor for assisting and conducting menial tasks, such as cleaning the ducts. Within the first hour, two of them accidentally shattered several sconces on the chandelier in my dining room when a piece of equipment fell while cleaning a duct. They are still here in my house installing, but I truly feel like paid too much. Again, I don’t doubt that they are a solid company, but feel like was pressed by a salesman rather than a technician when I needed an urgent problem addressed. I believe I could’ve purchased just as good of a system, maybe better, from a reliable company for a few thousand dollars less."
