Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

Due to the nature of basements, some level of waterproofing is necessary to prevent water from seeping in and causing damage. Some definitive signs that your basement needs waterproofing measures or needs existing waterproofing measures need to be updated include:

  • Water in your basement, including damp walls or puddles on the floor

  • Mold spots in your basement

  • Musty smells or odors

  • Warped doors or walls

  • Cracks in walls

  • Insect issues, such as cockroaches and termites

If you don’t wish to dig it out and convert it into a finished basement, you can still encapsulate your crawl space to protect it from damage for an average cost of $5,500. Finishing a crawl space beyond this isn’t really worthwhile, as the low ceilings mean you won’t be able to use the area as living space.

The purpose of crawl space encapsulation is to prevent mold by blocking moisture and reducing humidity. If the vapor barrier is properly installed, it significantly reduces the chance of mold developing within the crawl space. However, mold can sometimes grow behind the encapsulation material, but it will be sealed away from the main area. Additionally, moisture can still condense inside the encapsulated space, so if you notice excess humidity, installing a dehumidifier is recommended to prevent mold and mildew growth.

If you notice standing water under the deck after rainstorms, you may need a drainage system to efficiently move this water. You do not want standing water to rest against your foundation or against support posts for the deck, as this could cause significant structural problems over time. Make sure the area has proper grading, too.
