"AT White was punctual, professional, courteous, and friendly. He got me the full benefit for bids that I subsequently got on repairs needed on my property. My appraisal was for a Tax Protest. He delivered the appraisal in a timely manner and I would definitely choose him again for my next real estate appraisal."

"Logan was great. I needed an appraisal for something a little unusual (immigration paperwork, not a mortgage) and he didn't blink. Easy to schedule, showed up on time, did a full walkthrough inside and out, and clearly knows this part of North Dallas. Fast, too — inspected on a Tuesday, signed report in my inbox two days later, and he answered every question I had along the way, usually within the hour. Solid report, good comps, zero hassle. If you need a certified residential appraiser around Dallas/Richardson/Plano, just call him."

"The appraisal report is huge. Appears to be thorough. Only issue I had - was told report would be done Tuesday, then bumped to Wednesday, then Thursday and finally got it Saturday. Reason was given that rural comps in our area were hard to come by. I did find a few inconsistencies upon initial review. I advised. A corrected report was issued next day. We have an open invitation to verbally review all aspects of the report."

He is very responsive to phone calls and emails regardless of time or day. Matt is prepared to answer the tough questions and give you honest answers. He is your advocate from the beginning to the end of the process. Matt has superior knowledge and is well respected among his peers. Matt demonstrates a love for his profession, his clients, and for his community. His firm?s dedication to serving the community was one of the things that made us choose Matt. We would have no hesitation in recommending Matt to family or friends for any real estate needs large or small. We both will consider Matt a friend long after this process is over.

Property Appraiser questions, answered by experts

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

An FHA appraisal is valid for 180 days from the effective date of the report. In some cases, you can have the appraisal recertified if you make your request before the original expires so that you still may obtain an FHA loan. If approved, your appraisal update is valid for one year.

Estate shutters are considered a high-end window treatment that increases home value. As previously mentioned, this project comes with an ROI of up to 75%. Shutters can also improve your home’s energy efficiency, especially if you choose PVC or faux wood shutters, which will lead to long-term savings on your energy bills.

Whether or not new windows increase property taxes depends on where you live and by how much your upgrade increases your home’s value. Smaller projects likely won’t result in increased property taxes, but it’s always a good idea to err on the side of caution and check. Contact your local county appraisal department for the most accurate information about property taxes in your area.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.
