"A.T. White was quick to respond & accept the job. He was calling me 5 minutes after completing the online form. He was quick to come out and do the appraisal the very next day. The price was reasonable. He was polite. My only concern was it took a while to actually receive the appraisal. We were told we would receive the appraisal in 3-5 business days. But delivery exceeded this length and took 10 business days. The appraisal was done on site on January 7th & delivered by email on January 20th. Keep this in mind if you require a faster turn around time."

"I am an attorney, and as part of that, I have hired them on behalf of my clients more than once. With those being the stakes it is critical that the appraisal be accurate and held to a very high standard. I am glad to have found Bodine Appraisal Services and Jason Bodine because they have consistently provided expertly done appraisals, on-time, and with excellent professionalism to boot. I will hire them again without hesitation and I can similarly recommend them."

He is very responsive to phone calls and emails regardless of time or day. Matt is prepared to answer the tough questions and give you honest answers. He is your advocate from the beginning to the end of the process. Matt has superior knowledge and is well respected among his peers. Matt demonstrates a love for his profession, his clients, and for his community. His firm?s dedication to serving the community was one of the things that made us choose Matt. We would have no hesitation in recommending Matt to family or friends for any real estate needs large or small. We both will consider Matt a friend long after this process is over.

Property Appraiser questions, answered by experts

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.
