"After completing my privacy fence, we discovered several problems with warped fence panels, and problems with all three gates. He did not even install handles on the gates so that we had something to grab onto to open and close the fence. Basically, non functional fornormal use. The nailed gun they used to secure each fence panel, over drove each nail way too deep into the wood! One of the gate 2x4 frame boards was cracked all the way down the middle, length ways. Two of the gates when trying to open them, would drag the ground! After calling the owner Peter Leo, explaining the problems that we discovered, Peter argued with me and tried to deny any fault, and he did not want to come back and repair the fualty work and warped/cracked boards! I had to threaten to get a partial refund, before I finally agreed to come back to my house to fix the problems! Since he came back and fixed those problems. he has refused to come back & fix other problems!"

Sunrooms and Patios questions, answered by experts

Sunrooms can count as a living space—and therefore count toward your home's square footage—if they are properly insulated and equipped with electrical and HVAC access, as in the case of a four-season room. However, in many cases, three-season sunrooms that function more as enclosed porches will not get included in the square footage count and fall into the exterior living space category.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.

Even if your deck is properly constructed with a solid foundation, it doesn’t always mean it can handle the extra weight of a sunroom. Always call in a structural engineer to perform a deck inspection to evaluate the quality and structural integrity of the deck before building. You may need to reinforce the foundations and joists, and with decks in poor condition, it might be better to tear them down and start again. A pro can help you decide.

Sustainable materials and energy-efficient designs support greener construction options.
