In business since 2003

"CJM Custom Homes & Renovations was given the task of finishing the room above our garage into a fully functional apartment. Jarrett Spence (owner CJM) oversaw most of the work himself and was there from the initial meeting and design through to the clean-up before we moved ourselves in! The job included dividing the 300+sqft space into a living/den area, kitchen, bathroom, and large storage closet/laundry space. So Jarrett and his various crews were responsible for electrical service expansion, central air, framing, drywall, carpentry, custom cabinets in the kitchen, insulation, trim, tile, plumbing, finishing wood floors, staining and painting, installing gutters on the exterior, and then as a bonus we had them finish the garage below with insulation and drywall and some additional lighting.
The entire job began at the very beginning of October and Jarrett did everything in his power to meet our deadline of a week before Christmas finish successfully. It came down to the wire, but he did it! There were a few days where we were upset that people weren't out there getting done more quickly, but regardless of that CJM met our due date without sacrificing any quality in their work and we couldn't be happier. The end result is a perfectly designed apartment that is VERY energy efficient and looks incredible (partly in thanks to my amazing wife's decorating!).
Over the course of the job, there were very few mistakes made. One example was that the cabinets were initially installed incorrectly and did not meet the specifications of the appliances we had ordered. However, rather than attempt to gut us for the cost, Jarrett acknowledged the mistake and the carpenter tore out the cabinets and redid them with correct measurements at no cost. Both Jarrett and his crews were very honest, good, and generally easy-going people to work with.
The cost of the job was higher than another contractor we had bid on the project, but substantially lower than another we had bid. I do not thing CJM is the cheapest possible option, but they do VERY good work and it is true that in contractors you get exactly what you pay for. I have since come back to CJM as my hands-down first choice for another project at our house due to how well they have performed for us.

Gutter Repair and Replacement questions, answered by experts

Frequently, when water flows over gutters, it indicates a potential clog, necessitating cleaning. For instance, if a twig becomes lodged in the downspout, it can lead to a traffic jam, causing more leaves and sticks to accumulate. Another potential issue is an incorrect pitch, as gutters should channel water toward the downspout. If you observe water overflowing the end cap or leaking through it, it suggests that your gutters are improperly tilted.

Absolutely—and lots of it. Overflowing water from your gutters can damage your siding and your roof. All of the moisture getting into the cracks and crevices of your home can lead to mold or mildew problems down the line. In addition, when water pools around your home, it needs a place to go—and sometimes it ends up inside the house, creating a very unwanted flood.

Most homes will sustain water damage without gutters. When a home doesn't have gutters, water that runs off the roof will splash down to the ground to create foundation damage, rotting trim, rotting fascia, and soil erosion. A broken or compromised gutter system can be just as damaging as having no gutters. That's why it's essential to talk to roofing pros about how to fix gutters pulling away from house as soon as you notice an issue.

Gutter repair costs around $400 on average, and prices range from $200 up to $650 in most cases. You can expect to pay between $4 and $30 per linear foot. The best way to get an accurate estimate is to have a professional come out to price your project. Some factors that influence your total include the following:

  • Number of linear feet of gutter to repair

  • Gutter style

  • Gutter material

  • Accessibility of the gutters

  • Whether you have seamless or seamed gutters

  • Type of necessary repairs

The gutter gauge is a measurement of the thickness of the gutter material. If you have gutters that are too thick and heavy for the screws and brackets holding them in place, they may sag. Materials that are too thin could suffer damage that leads to sagging. A professional gutter installer can ensure you have the right gutter gauge.
