The crew arrived promptly on the morning the project began. Sheet plastic was taped over doorway openings surrounding entry way to close off the work space. Pathways of floors and stairway were protected with taped down heavy duty brown paper. Bathroom toilets & pedestal sink were disconnected & put aside. Carpet was ripped out of both bath areas. Old entryway tile was broken up with little jack hammer and removed. Membrane was spread on all surfaces to "float" the tile. AND the tile was laid in all areas... all this on the first day. Entry and 1/2 bath were laid in a staggered pattern and the full bath in a straight pattern... both beautifully done. Second day two workers arrived to grout but realized the premixed grout was different from what the contract specified. The store assistant located the correct color in powder form at a local retail store and the job was begun. Grouting under the white wall molding was problematic, resulting in bleeding of the dark color up onto the edge and in the crevices of the white molding. Remedy will necessitate paint touchup later after floors dry. In after thought I have wondered why the moldings were not taped off with painters tape to protect them from the dark grout... maybe concern about the grout adhering to the tape and resulting in rough surfaced grout when tape pulled away. We were instructed not to allow the dogs to walk over tile as nails could make holes in soft grout. Drying time... 72 hours. Four days later, early a.m., the office assitant applied sealant to the grout and cleaned the moldings as best she could. But touch-up painting still necessary. Forster Tile made every effort to please, and had we insisted I believe they would have done the touch-up painting. But we chose to do the painting ourselves. There wasn't any type of back deck/patio area when I bought the home, so I researched companies to build an entire screened-in porch from scratch. Larry Hubble, the owner of Lone Star Patio in BCS, was extremely professional and made me feel very comfortable and confident as a woman looking to take on a major (and expensive) home renovation project. He answered all my picky questions, addressed any concerns, and he is a trustworthy businessman. Buck Hogue, owner of Buck the Builder, was contracted to build the enclosure and I am more than satisfied! He was always on time, efficient, and polite. Not to mention he has built several screened enclosures before, so he knew exactly what to do. He was at my home (in my backyard) 5 days a week for several weeks, and I was never concerned about me not being there while he has working. He's a good guy and a highly experienced carpenter. Larry would check on the progress every few weeks and both gentlemen were always available by email. I am so happy with the results the $9,000 for the entire project was well worth it. I was still getting heat, but with a whole lot of noise and the motor seemed to be straining to keep up (this was during the big cold snap in January). My outside unit (a Rheem) was 19 years old, and the inside unit possibly older. I had done about $500 in repairs the summer before, and after I bought the house 11 years ago I had to replace the compressor and throughout the years have other minor maintenance and repairs. Anyway, I called a company I have used before to take a look at it. They said it was a txv? valve and that it would cost between $600 and $900 to repair. They also said I should not run my air conditioner until the problem was fixed (this made me nervous because no one wants to be without a/c in Texas, even in the "winter"). They recommended I consider replacing the unit. That sounded reasonable as I did not want to keep pouring money into an old system, plus a newer one would undoubtedly be more energy efficient and save money on the electric bill. I arranged to get some bids (I ended up with five). The salesman from the company that diagnosed the problem told me I had to do a lot of things (like replacing the corrugated metal pipe over my stove to bring it up to code), that ended up not being required. Bids ranged from about $5300 (without new ductwork) to $14,000 (with new ductwork). Except for the first company, I felt like the other companies were being honest in giving me a bid and advice on whether or not to replace the existing ductwork; they seemed professional and answered all my questions. I had done some research and knew about what SEER I could afford and learned a little about the different major manufacturers. I also considered warranty. I prepared a chart of the pros and cons of each proposed system, price, company personnel, etc. and asked a ton of questions. I took about a month to make my decision. I had a good feeling about the person from Mullinex, Jerry Brewer, because he seemed very knowledgeable, honest, and he was very patient in answering all the questions. (The office person I spoke with, Amy, was also very friendly and professional.) When a couple of people I trust (who were not bidding for the job) told me their first choice of equipment was American Standard, which is what Mullinex sells, that helped me make my final decision to go with Mullinex. The installers showed up on time, were professional, cleaned up after themselves, and showed me how to work the new digital thermostat. They even installed the carbon monoxide/smoke detectors I had purchased for me at no extra charge. Mr. Brewer was on site at various times to oversee things, or bring parts, etc. The job took two partial days to complete and I was very comfortable having the installers in my home. The system is working great (don't have my first full-month electric bill yet, so savings yet to be determined). The inspection by the City of Bryan went great and the inspector commented that the company had done a good job. And while this was an unplanned major purchase, I at least don't have to worry about my a/c breaking down in the heat of the summer. I would definitely recommend Mullinex. The work took longer than expected, but they never cut any corners. The carpenter I have used for 25 years was working along with them to repair various rotten wood problems. He has very high standards and told me they were doing things the way they should be done, even though it took longer to complete than they had expected.
In summary, if all companies performed work up to this standard, there wouldn't be a need for Angie's list!"},"url":"https://www.angi.com/companylist/us/tx/navasota/schulte-roofing-inc-reviews-466127.htm"},"position":10}]}

FAQs for home inspection projects in Calvert, TX
It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
