"In trying to refinance my house, the mortgage company wanted a structural inspection. I hadn't obtained a structural engineer for years and I had no idea what we included or what the cost of an inspection should be. As I didn't THINK there were any structural issues with my property, I really didn't know for sure. AND, what would they be looking for? I spent a couple of hours at least trying to figure out what to expect and what I needed to do to prepare for a dreaded inspection. My brother tried to reassure me that I probably didn't have any issues to worry about - and he should know. He's been a remodeling contractor for the past 25 years! However, I was worried because of the small cracks that had appeared at the tops of several of my windows and above at least one door frame. Two days before FIF was to arrive two very small cracks showed up running perpendicular to the beam and wall. I had already fixed all the cracks in the house (almost assuredly from settling). But these TWO I couldn't just ignore (as my brother had suggested). So, I fixed them and pained the entire two walls upon which they appeared. I must say, I did a good job, too! Anshul from FIF showed up on time. He was very polite and even offered to take off his shoes! I assured him that he needn't take his shoes off. He was very professional and got right to work on the inspection. In a short time (less than an hour), he'd essentially completed his inspection. He invited me outside so that I could see what he was going to suggest for improvements but that didn't rise to the level that needed to be cited on the official report. His suggestions included adding cement diverters/extensions to gutter downspouts and sloping the dirt/lawn away from the house more. That was it! My house did not have any structural issues! I got the report the following day and I was able to close on time! I would not hesitate a moment in hiring FIF again! I also recommend it to anyone who needs a competent engineering inspection at a reasonable cost."

"Our project consisted of demolishing an existing 2-car garage and building a two-story 1700 sq ft living quarters in its place with an estimated cost of around $350,000. The project required a licensed architect. I wanted a small firm because I felt a small firm could handle our project and we would get lost in a large firm handling multi-million dollar projects. Kamran Mouzoon Architects fit very well. Kamran developed some concepts and we settled on a direction. Architectural drawings were prepared and Kamran secured the required HOA approval. A Structural Engineering Firm, Surveyor and Geotechnical Engineer where hired. Kamran arranged for the city to make a preliminary review of the project. There was a problem with an obscure provision of the city building codes that required a covered and air-conditioned walkway between the buildings. This was never contemplated in our original plan. Kamran was able to work out a solution and saved the project. The quality of his work is excellent. In the end, we have 20 architectural drawings and 10 structural engineering drawings. As an engineer, I am used to reading drawings and found very few mistakes, none of which were major. Communication with Kamran is excellent. He quickly replies to emails and text messages. Very few problems scheduling review meetings. Kamran is just a very nice person to deal with. With respect to our project, we are still waiting for the city of Houston approval. If a problem does arise, I am confident that Kamran will be able to make any adjustments needed. If this is your first rodeo, be aware that this is a time-consuming part of any project. We started this project around the first of July and hope to have final approval by the first of March (8 months). If we had not had a problem with the walkway we probably would have been done in 6 months. Bottom line, I feel his fees are reasonable given the quantity and quality of work involved. I would not hesitate to hire him."

The rain runoff from the roof was creating mud all on the ground but thanks to Chris and his team, he was able to install an amazing concrete back patio that runs up to my bar and out far enough to where I can put some chairs facing the backyard.
