The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. There are no strict rules for who is responsible for covering repair costs after a home inspection, but major issues with the home often result in a renegotiation. The seller may agree to lower the price to compensate for the cost of the repairs to the buyer, or the seller may agree to fix the repairs before the sale is complete.

Start by finding the septic tank, marked by an access lid near your home. From there, the drain field extends outward in a series of trenches. Look for greener, lusher grass, as drain fields promote plant growth due to moisture and fertilizer. You can also check property records, use a soil probe to detect damp soil, or hire a septic professional with ground-penetrating radar equipment to map the drain field’s location.

There are a few things that can set off your carbon monoxide detector that aren’t an emergency. Low batteries or a malfunctioning system are usually the biggest culprits, but dust and dirt can build up on the sensor and cause issues, too. If you have a single unit that serves as both a carbon monoxide and smoke detector, extreme humidity (like the kind coming from a shower) can accidentally set it off.
