I was impressed when I met Billy Lucas, as he was very professional and consultative and quickly figured out what needed to be done. He was able to scope out the project and give me an estimate, which ended up very close to the final cost (not counting some add-ons). Lucas and the architect also handled the HAHC approval (historic district) and obtained permits. This being an old bungalow, there were quite a few areas in need of improvements, such as a front door that didn?t open all the way, and the folks at Lucas were great about helping with the small projects along the way, as well as providing guidance and recommendations that improved the project.
The project overall went very well. We lived in the upstairs of the house while the construction took place, but the crew was courteous about minimizing the impact, such as building a temporary wall during construction and using dust shields. It still got really dusty (and cold, as it was during winter), but the crew did come through several times and clean the house along with a final cleaning when the construction was complete.
There were a few minor issues along the way, as with any construction project, but as others have mentioned Lucas always came through. The only real notable issue was that grout kept coming loose from the tiles installed in the kitchen area. They finally had to use a hybrid cement epoxy grout for it to stick. If I were to do it over, I would have requested epoxy grout from the beginning. However, James B. was diligent about following up and making sure everything was fixed. Overall, I?m very satisfied and would highly recommend them for future projects.
All deadlines were met and our project, which was estimated to complete in 5 months, was done within days of that deadline. They were also excellent advocates for us on the project. When I hired an engineer to do an independent inspection of the rough-ins, we found that a subcontracted electrician had taken some shortcuts which unfortunately the City of Houston had passed during their inspection. Billy Lucas sided with us, his client, and pressured the electrician to redo a lot of his work, then eventually fired the electrician. This sub was replaced by someone reputable who got the job finished correctly. This is what you pay a GC for...to manage the subs and represent your interests.
LCI's own workers were always immaculately clean with their work and considerate of our home. Although we moved out of our house, we were coming over on the weekends to do interior painting in the existing structure. Their staff always cleared their equipment, and vacuumed carefully so that there was no dust around.
I don't think it's realistic to expect zero issues in doing a major project like this. The difference is in HOW your GC handles those unforeseen issues. Lucas did a fantastic job of turning our home into something I am still excited to back to every day, even 4 years later. I'd hire them again in a heartbeat, and have referred several friends to them over the years. All have been satisfied with their work.
I had hoped to work with them on a kitchen remodel as well however,r in the end, had to use another contractor. The initial schedule and timeframe was not going to be honored so we parted ways. I was new to this sort of project--it was a personal project only home and not as part of a larger real estate development project. I found Lucas Craftsmanship very unhelpful when it same to selecting materials and supplies. I was sent a list of and quot;preferred vendorsand quot; and let on my own to figure out how to navigate the waters of how that process works. When I called Lucas Craftsmanship to ask for assistance and guidance (do I just call the vendors? Advice on which sort of materials work best for the intended use/placement? What sort of materials fall within the range of and quot;medium qualityand quot; to meet the bid quote?) I felt as if I was a bother to them.
I consider myself a fairly clever person and and quot;quick studyand quot;. I think one sit down session for about an hour would have helped immensely. Although the principals at Lucas Craftsmanship were available and came to the house to talk about the job in the first place and promote the bid, they quickly handed the work over to a work crew who performed the work. As far as I knew, they never again came out to the worksite to check the work and certainly didn't come back out to meet with me for a walk through at the end of the work.
The painting that was done required touch up work by me (not too difficult but disappointing all the same) in the upcoming weeks as different lighting conditions exposed flaws and missed spots.
All in all, although the work done is fine and I am happy with the end result, the process and service fell greatly short of my expectations. I would not recommend Lucas Craftmanship for customers with smaller jobs (i.e. one room in one house). They were unable to accommodate my individual needs -- I needed to live in the house while the work was being done. I suspect they work well with developers and contractors on larger jobs or in new builds where there premise is not occupied.
