"The wait for installation was long and when scheduled, they called to "reschedule" due to the installer. Apparently they use outside contractors to install. When they showed up, they worked hard but one installer left for over 2 hours, leaving on one to work. They did not want to quit and come back (found out they get paid by the job and couldn't pick up a new job until ours was finished. They left the house at 10:05 PM. The salesman put the wrong transitions in the order despite numerous conversations. They also installed the shoe molding around our kitchen island wrong. I went to store in Pearland the next day. My salesman had been transferred and I met with the District Manager. It took over a week to get anyone back out to fix and then they brought the wrong transitions again. I called the District Manager and complained. She told me they weren't there to fix the island until I asked her to check the paperwork and she admitted it was on the work order. After numerous phone calls, the installers went to Home Depot and came back with something that would work. They were nice and got it fixed. The carpet was scheduled later and when they showed up, they pulled the old pile carpet and told me that the defects in the staircase would show up if they installed the berber carpet. I asked why the salesman didn't discuss that with me. He said the salesmen don't install. They suggested I fix the staircase, repaint it and call them back. I got it fixed and called the store. The District Manager told me it would be 3 weeks before they could come back even though the installer said it would take less than 2 hours to install it. I have called back and asked to improve the installation. They said they send an email to installation but I am still waiting a week later. I am calling the COO in Houston tomorrow. The first 2 times I used Floors for Living, they were privately owned but have been purchased by another company. The entire process was much different and less congenial. I won't ever use them again and caution anyone thinking about it to check multiple review sources."

Hey, I'm Lance! I became a professional online portrait artist in 2006 after my family was taken from me in a tornado losing my mother, father, brother, and son. Twenty-eight lives were taken as well as all their possessions, like mine. I drew from destroyed photos their families so they could have memorial portraits of them at the funerals and for the rest of time. Since then I have made a living traveling the country doing shows and drawing from photos you email me on line. There is NO GIFT more unique that brings more tears of joy to a loved one's eyes like one of these. Nothing. I've seen it time and time again. I make it affordable to anyone who's ever wanted one of these. Paintings with half the detail of these can cost upwards of $30,000 limiting something like this from hanging in living rooms for families to the rich only. Not anymore. Here's how it works.. Simply email me your favorite picture or pictures to [email protected] with a brief description of what you would like done. The bigger and clearer the picture the better the drawing. I will start an initial sketch right away and take pictures of it and show it to you. Please email them quickly if possible, because the holidays are coming and I get busy. Once the initial sketch is done. I usually take something down on it. It's a lot of work doing the initial sketch. This varies on the cost of the drawing which we will discuss right away. Drawings are usually 175 for 9x12's 225 for 11x14's 275 for 14x17's After this process is done I continue with your art piece sending you photos on line all the way through which many people find a lot of fun. I am also friends on Facebook with almost every person I've ever drawn for as well and would like to be your friend as well if you would like that. I post them on FB at your discretion. It makes me way more legit to people as well. The Prices vary with the art because of the size of the drawing as well as the number of faces. The number of faces DOES NOT double the cost. Usually an extra face is added depending on the size from anywhere between 25 and 50, but I do deals on these more than anything, so please call me about it at .(850) 691-3976

"Regardless of whether you are a homebuyer or seller, DO NOT USE this stubborn, arrogant inspector. If he was half as good as he thinks he is (and readily tells you), he would be pretty good, but he's NOT! All he did was cause both the buyer and me anguish while unnecessarily costing us money. It's quite apparent he justifies his payment by overwhelming you with a voluminous report. In this case, he issued a 90-page report on the 1997 house I was selling! What a joke. You would think that the house needed to be rebuilt. Totally unnecessary and I'm sure he overwhelmed the buyer. He didn't even follow his own guidance in trying to fulfill his requirements to the inspection contract:, - As he rightly points out the purpose of the inspection is to point out "significant defects". If he was following his own contractual agreement, he must think a fan slightly out of balance is significant, or ovens needing cleaned were significant, or bathroom exhaust fans being dusty were significant, or the garage door sensor being 7 inches off the ground instead of 6 inches was significant, or one of the thermostats being located next to the door heading into the garage was significant, or the headway going up the stairs being slightly less the 6'8* required clearance being a significant defect requiring attention. I could go on and on - As stated in his contractual agreement, compliance with codes and/or adequacy of wiring and circuitry was supposed to be beyond the scope of the inspection, but his insistence on something he knew nothing about almost killed the deal.I'm sure he still doesn't admit that he was WRONG even though a 40+ year master electrician and an "independent electrician hired by the buyer's agent said he was. Fortunately, the buyer took the word of the real experts and not this wannabe electrician. Additionally, he included his personal opinion on the furnaces and air conditioners as opposed to evaluating whether there was presently a significant defect. He said since they had reached the end of their economic life expectancy, they should be replaced in his opinion. It didn't matter whether they were functioning. I wonder if he changes working light bulbs when they have reached their estimated useful life. What a joke this guy is and he supposedly teaches classes on inspecting. Wow! But the arrogance and rudeness of Wilcox is what is really irritating. After I hired a professional electrician, plumber, homebuilder, roofer and garage repairman to fix many of his supposed "significant" issues, he did a re-inspection and insulted every one of these professionals in his re-inspection report. - As noted above, he basically told the master electrician that he knew the wiring and resulting code better than the electrician. Wilcox should be embarrassed as he almost made the deal fall apart because of this, but his arrogance will continue. He's that type of guy. Read the review where he wrongly thought he was a foundation expert and caused the deal to fall through while costing the seller a lot of money. - According to Wilcox, "the alleged repair to a cracked beam was pathetic. It shows that the person who made it has no knowledge of lumber or structures at all." Hmmm, the repairman builds homes all the time and I've heard from multiple builders this is the common way to fix a cracked beam (i.e., they scabbed it and also braced both the front and back) I guess Wilcox wanted me to open up the roof so that a new beam could be installed? - A couple of wood areas were rotted per Wilcox's report and the wood needed to be replaced. My repairman stated the wood was structurally sound and not rotted, so caulk was added, the wood was sanded and then it was painted. I guess Wilcox never repaints weathered items? - Wilcox said damaged shingles remained on the surface of the roof without pointing any out. A layperson even knows shingles are damaged as soon as placed in service. Rest assured my roofer got paid for the shingles needing replaced. Why would the roofer leave any he felt needed replaced if he was going to get paid for replacing them? Oh yeah, Wilcox is a professional roofer as well. Laughable. - Also, the furnace sediment traps were a hot item for Wilcox even though they were installed per code when the house was built. The plumber basically told me that the traps very seldom come into play with the clean gas these days, but he would change the configuration. Per Wilcox, the wannabe plumber, this was a significant item. Another unnecessary expenditure. In summary, any astute reader would ascertain that FRED WILCOX WAS THE PROBLEM. He certainly was not a helpful facilitator in identifying "significant" issues and properly communicating those. Maybe he has reached the end of his useful economic life in the inspecting business and should be replaced by inspectors who are reasonable/logical in identifying useful solutions for real "significant" items???"

Home Staging questions, answered by experts

The impact of a walk-in tub on home value depends on various factors, including market demand, demographic preferences, and overall home features. While some buyers may view it as a desirable accessibility feature, others might see it as a niche amenity, potentially limiting the pool of interested buyers. However, it could add value if the walk-in tub meets specific needs or enhances the property's appeal to a target demographic. Ultimately, its effect on home value varies case by case, with factors like installation quality, design, and neighborhood trends playing roles in determining its impact.

Most buyers prefer a smooth, modern finish on their ceilings. This can make a home with a popcorn ceiling challenging to sell, but it depends on the housing market. In a competitive market, buyers are more willing to overlook minor renovations. However, popcorn ceilings containing asbestos in an older home are a major deterrent.

A simple cosmetic flip with minor repairs can take as little as a few weeks, while more extensive projects that involve structural changes or permit requirements can take several months. The time it takes to renovate a house ranges between three and six months, depending on factors like the extent of renovations, financing, and market conditions.

Staging helps homes sell faster and often at higher prices by creating an inviting, well-designed space.

It’s always better to stage a home than to leave it empty. Staged homes don’t only sell faster than vacant homes—they also sell for a higher price. A 2018 survey of more than 4,200 professionally staged homes found that most staged homes sold for 6% to 25% more than their unstaged counterparts.
