"The report was thorough and detailed and included photos and a scale rendering of my job. Neal's explanation was easy to understand and he answered all my questions. He gave me a straightforward appraisal of my situation without trying to 'sell' me something. I would easily recommend."

"My home was built in 2000 so initial evidence of asbestos discovered in my crawlspace was thought to be in error. I called AAA Remediation and they came out to take samples for the lab. Asbestos was confirmed and I had them remove. It appears when my home was being constructed they needed ~ 8 shims regarding the piers - apparently one of the subcontractors used pieces of shutters from an old home in his pickup bed. The builder was not aware of this and as advised me reimbursement would be received. I mention this as even new homes can contain hazardous material not intended by the builder and missed during inspections. AAA did a great job with remediation and I would recommend."

"If you want to hire an honest company that has their customer as first priority this is the company to hire. I had three different companies come out and AFS gave me an HONEST appraisal with different options to choose from and did not try to sell me something I didnâ t need! They did excellent work and found ways to save me money! Highly recommend!"

"Matt was an awesome rep. He came to our home inspected and gave us the quote. When there was an issue later down the road on where the window could be placed because we didn’t know where some of our lines were under ground be came back and reevaluated and came up with a plan. We had to change our entire floor plan for this window but it’s ok it wasn’t there fault it’s all going to work out in the end."

Home Inspection questions, answered by experts

No, homeowners insurance typically does not cover the cost of removing a dead, sick, or rotting tree that is still standing. Insurance is designed to protect against sudden and unexpected accidents, whereas a tree dying or rotting over time is considered a maintenance issue. Coverage usually only applies after a tree has fallen and caused damage to your property.

To determine if your house has dampers, inspect the ductwork for levers or handles, particularly near the main trunk line of your HVAC unit. Dampers are typically found in homes with ducted heating and cooling systems, but not all houses have them, as some builders may omit them to save on construction costs. If you cannot find any dampers or wish to have them installed, it is best to contact a local HVAC professional. While you can install them yourself, it may require significant work and could involve a partial air duct replacement, potentially costing $1,000 or more.

Inspections include examining flue liners, interior walls, fireplace assembly, and materials for obstructions, build-ups, or signs of wear and recommending necessary action.

After you pass your wind mitigation inspection, you’ll receive a report you can send to your insurance company when you request a discount. This report is valid for five years. If you switch providers within that five-year window, your new insurer may ask you to get another inspection if you want a discounted premium.

Routine inspections are normal for rental properties. The frequency is up to the landlord. Some property owners only want to check the apartment annually. Others may take a look every three to six months. State laws vary, but more frequent visits may violate a tenant’s “covenant of quiet enjoyment.” This refers to the resident’s right to enjoy relative privacy and freedom from unreasonable disturbances.
