Customers say: Quick response

"Ken responded quickly and professionally. He walked through the property after his inspection, and showed my husband and I what he found at the areas of concern. We never felt rushed, he took the time and answered all of our questions. Ken emailed us the detailed report that afternoon. The report included photos with a descriptions of where or what he was looking at, along with several page written report. I've used other home inspector but none that was as thorough as Ken was. We highly recommend Ken for home inspections and we will definitely hire him again."

"The report was thorough and detailed and included photos and a scale rendering of my job. Neal's explanation was easy to understand and he answered all my questions. He gave me a straightforward appraisal of my situation without trying to 'sell' me something. I would easily recommend."

"My home was built in 2000 so initial evidence of asbestos discovered in my crawlspace was thought to be in error. I called AAA Remediation and they came out to take samples for the lab. Asbestos was confirmed and I had them remove. It appears when my home was being constructed they needed ~ 8 shims regarding the piers - apparently one of the subcontractors used pieces of shutters from an old home in his pickup bed. The builder was not aware of this and as advised me reimbursement would be received. I mention this as even new homes can contain hazardous material not intended by the builder and missed during inspections. AAA did a great job with remediation and I would recommend."

"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"If you want to hire an honest company that has their customer as first priority this is the company to hire. I had three different companies come out and AFS gave me an HONEST appraisal with different options to choose from and did not try to sell me something I didnâ t need! They did excellent work and found ways to save me money! Highly recommend!"

"Matt was an awesome rep. He came to our home inspected and gave us the quote. When there was an issue later down the road on where the window could be placed because we didn’t know where some of our lines were under ground be came back and reevaluated and came up with a plan. We had to change our entire floor plan for this window but it’s ok it wasn’t there fault it’s all going to work out in the end."

Home Inspection questions, answered by experts

In most cases, no. The purpose of an inspection is to highlight any glaring issues with the property that the buyer might use to negotiate or want to rectify after closing, but there’s no law stating the inspection must pass. A buyer can accept any problems identified during a failed home inspection. The only exception would be lender-required repairs, which could hold up the mortgage.

In most cases, inspection costs are not included in closing costs. The inspection is usually a standalone expense the buyer or seller covers by choice. Closing costs are normally required and designed to cover other costs, such as appraisal fees, title search fees, and attorney fees.

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

Insurance companies will often take pictures of your house to confirm property details before issuing a policy or after receiving a claim. The insurance company may keep these photos on hand to compare to later pictures if you make a claim. It’s common for an insurance company to send someone to photograph the exterior of your home and your property without notifying you in advance. However, they’ll need to let you know ahead of time if they need to take interior pictures.

Replacing older chimneys or fireplaces, like wood-burning stoves, with something more eco-friendly can actually increase the value of your home. Some homeowners opt to remove chimneys as they pursue LEED certification, which may also increase the value of your home. But in general, many potential buyers actually look for operational fireplaces in homes, so removing a chimney and fireplace could decrease your home’s value by up to $5,000.
