"Mark was great! He was very thorough and helped us identify what most critically needed to be addressed in our home. Having him offer a neutral 3rd party opinion helped ease our minds regarding the various projects that need to be completed. Highly recommend."

"We had our entire house remodeled by Dream Flooring. I met with nearly a dozen contractors and companies looking for the best fit for our needs and budget. Jose and Dream Flooring exceeded expectations and went above and beyond what any other company could offer, let alone within our budget. We had an extension added, vaulted our ceilings, bathroom remodel, kitchen reconfiguration and expansion, living room upgrade, entire siding and gutters redone. THEY DO IT ALL! We could not be happier with our house, which now feels like a home thanks to their team. Professionalism throughout the entire process. Highly recommend."

"I was really under the gun due to a prior Architectural firm not performing their duties per building plan codes. Not only were the plans incomplete but the City Plan Reviewer states(The Worst plans he’s ever seen) they will not make adjustments unless there is an additional charge for Thousands. Evaluation’s saved my clients and drew our project per code, along with Engineering in less time then they quoted. I highly recommended them, Especially Kirsten. You went above and beyond trying to coordinate this project. The staff was very professional and I will use them on all my projects. Sincerely, Frank B BCM Builders"

Structural Engineering questions, answered by experts

A split-level home is one that has several staggered floors connected by short staircases, while a split floor plan separates the primary bedroom from the rest of the bedrooms. Split floor plans are most often found in single-story homes, while split-level homes are always at least two stories.

The 10 10 rule describes the formula most contractors use to determine how much to charge for a job. Allowing for 10% overhead above the total projected cost to do the work and 10% profit sets a contractor up for success, even if there are delays or other problems on the project. This formula isn’t a hard-and-fast rule, but it is a ballpark figure to begin with when estimating your expenses on a job.

Yes, an LVL beam is more affordable than the cost of a steel I-beam, totaling between $50 and $200 per linear foot as opposed to the $100 to $400 per linear foot you’d pay for a steel I-beam. Not only is the wood material more affordable than steel, but it’s also more similar to traditional wooden beams and doesn’t require as much retrofitting to connect joists.

No, beams are the primary load-bearers for flooring or roofing systems, and they distribute the weight of the structure to your foundational supports, while joists bear far less weight and distribute their loads to the beams. Beams are usually thicker and longer, and they have support posts or foundation walls beneath them for support.

Yes, professionals reinforce the foundation with additional supports or piers to prevent future sinking.
