Small family business with 4 employees. Tim Altonen is the owner, head surveyor, brush cutter, courthouse researcher and main contact person. We have had successful projects from small lots to 3000+ acre subdivisions. As a small company we offer excellent one on one service which means once we're finished you'll have the surveyor who actually preformed the work answering your questions. Working out of a smaller town, Dunlap, TN, my reputation can be verified by asking nearly any county official, attorney or Realitor in the area.

Choosing the right home or commercial inspector can be difficult. Each has different qualifications, equipment, experience, reporting methods, and pricing. And unlike most professionals, you may not have the opportunity to meet me in person until after you hire me, so you must make your decision based on the information you see here on this website, and by talking to me on the phone. One thing for sure is that a home inspection requires work, a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's own effort. If you honor me by permitting me to inspect your new home, I assure that I will give you my very best effort. This I promise you. Additional email - [email protected]

"I met with the agent after the inspection was complete. He walked me through the results explaining in depth (and in layman terms) anything that needed attention and items that he felt were exceptional. He went as far to tell me it might be a good idea to remove the diving board in the pool area because 90% of all pool injuries are a result of diving boards and/or slides and that it may result in higher insurance costs. He also explained a lot about septic systems and swimming pools that I wasn't aware of. The previous owner had an inspector come in before listing the home and fixed everything on his list. Most items my inspector found were minor and inexpensive to fix. Finding the failed connection to a bathroom drain really impressed me. The drain worked properly unless a large amount of water flowed trough it (emptying the tub). I feel he went over and above his duties and would recommend this company to anyone needing inspection services."

Land Surveying questions, answered by experts

When hiring for land surveying in Dayton, look for a licensed surveyor registered with the Tennessee Board of Examiners for Land Surveyors who has proven experience in Rhea County. Ask about recent boundary survey projects, verify insurance coverage, and request references from local clients. Ensure they use modern equipment and are familiar with Rhea County Register of Deeds procedures. Always get a detailed, written proposal outlining your property's specific needs.

Helpful?

Homeowners in Dayton often wait until a property dispute arises before ordering a boundary survey or assume existing fences mark legal property lines. Some overlook required permits or fail to provide complete title documents, causing delays. Others hire based solely on price without checking credentials from the Tennessee Board of Examiners for Land Surveyors. Being proactive and thorough helps avoid costly setbacks and ensures accurate results.

Helpful?

In Dayton, land surveying for new developments or subdivisions often requires coordination with the Rhea County Planning Commission for plat approval and zoning compliance. Before construction or septic installation, a recorded survey may be needed for building permit applications. Completed surveys must be filed with the Rhea County Register of Deeds, and additional review may be required for projects affecting public rights-of-way or easements.

Helpful?

In Dayton, the timeline for land surveying varies by project type and property size. A standard boundary survey for a residential lot typically takes 1-2 weeks. More complex surveys, such as topographic or subdivision plats, may require 3-8 weeks, especially if approvals from the Rhea County Planning Commission are needed. Weather delays and the need for title research can also impact the schedule.

Helpful?

In Dayton, unexpected land surveying costs can include additional title research if property boundaries are unclear, extra fieldwork for heavily wooded or sloped lots, and fees for replacing missing boundary markers. If your property requires a new plat or encounters zoning issues, you may face extra charges for county review or legal documentation. Travel expenses can also increase for remote or hard-to-access sites in Rhea County.
