"Most of what we do is full tear-out and replacement. We remove the old cracked, settling, or spalling concrete, rebuild the base the right way, and pour new. We also handle driveway extensions and widening, aprons and curb cuts, stamped and decorative concrete, and concrete repair.\n\nOur crews have poured more than 38,000 residential concrete projects. Every job gets a dedicated project coordinator, up-front pricing with no surprise change orders, and a final walkthrough before we call it finished. Licensed and insured.\n\nNeed a new driveway? "First off I’d like to say I’m a very picky person and typically do everything myself, but a friend recommended landesman lawn care and assured me they were what I was looking for. And boy did they exceed my expectations! Very clean, precise and professional work with a great attitude aswell! Safe to say I’ve found my permanent landscapers, thanks Jesse!"

"I hired this contractor to install a pad for a new garage and a driveway. I selected them because their bid ($28,770) was $500 less than other bidders. They seemed friendly and professional. The work was started on schedule and appeared to be progressing well until the concrete block was installed. Despite giving them a drawing that showing the exact position of the driveway and pad the block for the garage pad was rotated by 90 degrees. They did correct the problem problem by extending the block base so it was 21 x 21. I ordered an 18 x 20 garage and as a result I had to change the garage to 20 x 20. They did do a good job on pouring and finishing the cement except where it meets the street (see picture). But they left a big mess which required multiple calls before someone came by and partially cleaned up the mess. They said the block mason would come by to finish the cleanup but he never came. Also, they raised the cost by $1000."

Asphalt Driveways questions, answered by experts

Overall, a paver driveway is considered the easiest to maintain because homeowners are able to do driveway repair one piece at a time without impacting the rest of the driveway. Unlike paved options, paver driveways contain individual stones that aren't physically connected. By comparison, you may need to reseal or redo a full asphalt driveway if just one portion sustains a significant crack.

Instead of a set number of types, asphalt comes in variations designed for different needs. Some are categorized by temperature—hot mix, warm mix, and cold mix. Others are sorted by composition, like dense-graded, gap-graded (such as Stone Matrix Asphalt), porous, and mastic asphalt. There are also modified versions with added compounds like polymers, rubber, or emulsions. Instead of focusing on a number, it may be more useful to understand how contractors customize asphalt for durability, climate, and traffic conditions.

Even with regular maintenance, most driveways don’t last much longer than 30 years. Alligator cracking is a clear warning sign that your driveway’s foundation is failing, and cracks that are deep and wide can let water in, causing more damage. Standing water is another red flag. If your driveway doesn’t drain properly, it’s going to degrade slowly. Finally, if you’re seeing dips or uneven patches, that’s a sign the base layer or soil is shifting. If these issues pop up, it’s time to replace your driveway.

Driveways should be sloped with a minimum 2% slope—anything lower will cause precipitation and runoff to collect. A 2% slope is the equivalent of a 2-foot rise over 100 feet. One quick way to check the integrity of your driveway’s slope: no more than four inches of water should collect on the surface longer than 15 minutes after rain.

Chip seal layers gravel and a liquid bitumen one at a time on-site, while asphalt directly pours a pre-combined mixture. Asphalt must be sealed, but it will last up to four times as long as chip seal driveways. Aesthetically, chip seal has a natural, rustic look compared to the traditional asphalt slab.
