"My husband and I highly recommend Bradley Construction; these guys are real pros! We hired Bradley to do an almost-complete redesign of our home. Every single room received some kind of treatment, with the kitchen and two bathrooms receiving a full remodel, including removing walls to combine rooms. The real trick was that we lived several hundred miles away while they were doing the work, so we had to coordinate everything from a distance. From the very beginning, the owner, Terry, and our project manager, Vince, were very responsive and communicated well. They were well organized, on-time, and stayed within the budget. They listened to our needs and customized aspects of the build to meet those needs. When problems came up, as they do in construction, they were honest in their explanations and devised plans to fix the situation. We have now lived in the house for several months and are very happy with the work. So happy, in fact, that we have contracted with them again, this time to remodel the outside of our house."

"Michael is excellent! He built quite a bit of our house! Trustworthy and honest. A good communicator as well! He makes great use of his time. He has done far more and far greater than we expected! He has great communication with the people who work with him. They show up in the morning, on time! He has a lot of integrity. He is a quality, top-of-the-line builder! Best of the best! We are very happy with him! -Mike and Joan"

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

Home Building questions, answered by experts

Before starting a home building project in Seneca, locate your current property survey to confirm boundaries and setbacks. Document your property zoning classification, active deed restrictions, and flood zone status. Photograph all marked utility locations and gather any private septic system records. Verify and record your contractor's state license number before signing any contracts to ensure your property remains protected throughout the construction process.

Helpful?

After completing home building work in Seneca, retain your final inspection approval and all mechanical, electrical, and plumbing permits permanently. Keep your signed property surveys, septic installation records, and any necessary elevation certificates for flood zones. Always secure signed lien waivers from your contractors upon project completion. Store all written warranties and architectural review approvals to ensure a smooth process for future resale or insurance claims.

Helpful?

As properties age in Seneca, home building projects shift toward managing moisture and updating older systems. You must address crawl space encapsulation to combat the humid climate. Older properties require structural modifications to support modern HVAC systems and updated electrical panels. Roofs age faster here due to summer heat and severe weather, making proactive exterior maintenance essential for preserving your investment.

Helpful?

A custom home building project in SC takes eight to fourteen months from permit issuance to final approval. Room additions and major renovations require three to six months. High rainfall and severe weather events add two to six weeks of delays to outdoor construction phases. A limited pool of local professionals adds extra weeks to plumbing, electrical, and HVAC scheduling during peak seasons.

Helpful?

High annual rainfall in SC interrupts outdoor home building phases like framing and foundation work. Summer heat and humidity directly impact how materials like concrete and adhesives cure. Winter brings periodic hard freezes that halt plumbing rough-ins and exterior painting. Schedule your major exterior projects between September and November to take advantage of the most stable weather conditions and minimize unexpected delays.
