"Please see the earlier review (3/12) for context. I wanted to take a moment to share my experience with Mt. Valley Foundation Services regarding our sump pump installation. Overall, the team did an excellent job with both the initial installation and the subsequent repair of the discharge lines, which had come apart over time. They were professional, transparent, and truly seemed to care about the project. The only challenge I encountered was not with Mt. Valley Foundation Services itself, but rather with its parent company, Ground Works. From my experience, Ground Works has acquired many smaller foundation companies across the U.S., and it seems they may be struggling with logistical coordination. The call center they use is not very user-friendly, and I experienced multiple miscommunications and scheduling errors. Unfortunately, this puts Mt. Valley Foundation Services at the mercy of Ground Works' logistical issues. That said, I highly recommend working with Mt. Valley Foundation Services. My advice is to obtain the names and direct contact information of the service team when booking—this makes future communication significantly easier. Once I was able to reach the team directly, they went above and beyond to accommodate my needs. Living in a flood-prone area, I feel confident that the sump pump project they completed will be a tremendous benefit to our home and property. A big thanks to Danny (the manager) and his team for their outstanding work!"

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

Over time, this weakens the foundation, which then allows in more water, causing significant structural damage. This process can take months or years to destroy your foundation, and the repairs can be very costly. Have your foundation inspected regularly to prevent significant damage.

Foundation problems are costly to repair, but if you already own the home, you can either handle the issues or allow the property to (literally) sink into disrepair. The opposite is true when buying a home. Walk away if the seller refuses to lower the asking price once foundation issues are exposed or if they refuse to handle the problems before the completion of the sale.
