Specialties: Buyer's Agent, Listing Agent, Relocation, Foreclosure I am the mom of three wonderful children (boy, girl, boy) and the CEO and founder of Porch Light Properties, a team of Keller Williams, GCP. My team and I are located in the Greenville area; a place that I know inside and out and has become home. I grew up in Colorado, Go Broncos! I finished college in St. Louis earning my degree in International Business. In 2004 I moved to Simpsonville SC to build a profitable retail fitness business. My true passion is Real Estate. I love my job but when I am not working you can find me hiking in the mountains looking for waterfalls. I have a background in construction design and over 20 years of marketing. With that experience I have formed a marketing strategy using the latest technology that I individualize for each listing. I'm also able to help my buyers to see the potential of their dream home in each property. I am fiercely dedicated to give each client an exceptional real estate experience. I understand that selling and/or buying a home is the most personal and costly transaction that most people will ever undertake in their lifetimes. So, rest assured that the Porch Light Properties team will give you the individual attention you deserve. My business philosophy is relationship-oriented, not transactional. I am not a traditional sales person, I am a "team builder", interested in building a team of friends and clients who willingly refer me based on their own first class experiences. Given the innumerable moving parts in a real estate transaction, clients can depend on the Porch Light Properties Team to do all of the legwork. Our vetted service partners will ensure that clients' listings shine, inspections are honest, and settlements are smooth. My commitment, knowledge and dedication to each client is something that I believe sets me apart, and it would be my honor to be considered as your Realtor.

My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

Property Appraiser questions, answered by experts

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Estate shutters are considered a high-end window treatment that increases home value. As previously mentioned, this project comes with an ROI of up to 75%. Shutters can also improve your home’s energy efficiency, especially if you choose PVC or faux wood shutters, which will lead to long-term savings on your energy bills.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.
