"Dixon and his crew do wonderful work - at a price about 10% less than worthy competitors. We kept adding to the project because of our faith in him. Can his communication be improved? Yes - he is short on the phone, he gets flustered with too much opinion or questions - but if everyone puts on their big boy pants and focuses on the output - you will be more than happy. His crew CRANKS out the work - no lollygagging - Dixon is there at the beginning and a few drive bys, and at the end. I have no problem with that - again, focus on a beautifully completed project and know that he isn't Dale Carnegie - I wanted a beautiful patio, walkways and hardscaping at a great price - I got that. Thanks Dixon"

"Drew and Andy installed our new glass shower door. No mess/No fuss! everything was done very professionally and quickly. Their appointment time was 12:30pm and they arrived right on time. After installation, they went over everything and answered questions as we inspected the work. While they were here, they also replaced a patio door screed and a window screen. The cost for the two jobs was well under our budgeted amount. We are very pleased with Garrety Glass - Better Living Sunrooms and specifically with Drew and Andy."

"ZJs was so accommodating to assist with our landscaping spring cleanup. They trimmed out bushes, pulled out unwanted plants, edged perfectly and added some nice finishing touches to the project. They really know what they re talking about and are experts in landscaping needs. I will be using them again!"

"Stewart Home Improvement delivered excellent same day service for a small (two pieces of siding near the roof line) but urgent (rain and winds tomorrow) job. Jim communicated promptly, was here on time and reinstalled the dislodged siding. I feel good in recommending his services."

"I hired Ivan to clean and reseal my stamped concrete patio and walkway. It took about 5 hours to pressure watch and apply 2 coats of sealant. I was satisfied with their work and felt the price was fair given other estimates. Ivan applied a water based sealant which protects and seals the concrete but does not darken or give the concrete the “wet, glossy” look. I had some spots of fading and would have preferred a solvent based sealer to darken those spots and restore the glossy look of the concrete. I wasn’t aware of the different types of sealants and will request the solvent based moving forward"

"Kent Gray is a man of integrity and professionalism. He is the owner of the company and take pride in his work. He removed our old patios and sidewalks and replaced them with beautiful works of art. We had trouble with water leaking into the barn every time it rained. Kent came to the house twice to figure out a way to stop that from happening. I am please to say that for the first time ever, we did not get water into the barn. Kent will provide you with quality work at a reasonable price. I highly recommend him and his team for your stamped concrete work. Me personally, I would not go with anyone else. Stamped concrete is an art and his team definitely have mastered that over time. Kent and his team exceeded our expectations which is important when you are looking for a quality contractor. One last thing, Kent has been doing this for over 30 years and he is someone you can trust."

Patios questions, answered by experts

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance.

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight.

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

A sunroom is worth installing on a deck, both for the value and your own enjoyment. A Florida room addition costs between $10,000 and $140,000, so it’s pretty expensive. However, a quality sunroom can offer a 50% return on investment, making your home more sellable. Plus, if it’s a space you and your family enjoy relaxing in daily for years to come, it’s worth the money, time, and effort, even without the added monetary value.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

While there is no one size that’s considered best, the sunroom size that’s best for you will come down to the size of your home and how you want to use your sunroom. Smaller sunrooms under 120 square feet provide a nice semi-outdoor sitting area, medium-sized sunrooms between 120 and 200 square feet can house an outdoor dining area and a small area for additional seating, and large sunrooms over 200 square feet can serve multiple purposes and even include an outdoor kitchen.
