A basic single family home inspection starts at $300. We will give you a complete, fair report of the property you're looking to buy. We will inform you of the faults and issues of the house without trying to scare you away from your dream home. Everything can be fixed. No house is perfect, but some are better than others. We will inspect all areas of the home - including but not limited to: - Exterior: grounds, exterior electrical items: lights and outlets, driveway and sidewalk condition, foundation, structure of decks and porches, overall drainage & utility connections - Interior: All Mechanical items: furnaces, plumbing , electrical panel box + outlets + lighting, the functionality of all doors and windows and their locking mechanisms, moisture and settlement issues, functionality of all drains, attic and venting, and anything else that should be of concern. - Pests: We look for pests during the inspection and it is included in your basic report. We look for all pests including termites, bees, mice, raccoons, and anything else that wants to move in before you do! A PDF of your report will be e-mailed to you within 24 hours of the inspection. If your home has a sump pit, you can integrate it with a radon mitigation system. You can accomplish this by sealing the pump cover with an airtight lid that accommodates radon vent pipes and sump pump hoses. This allows the vent pipe to redirect the radon gas outside of your home.

A radon test has no effect on humans—only the radon in the air does. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

You should have a professional test for radon every two to five years. A good rule of thumb is to get testing done every five years if you’ve never had an issue before and every two years if you have. You may also want to schedule testing if you notice symptoms of radon exposure or if you do intermittent DIY radon testing and notice changes in your levels between tests. If you have an active radon monitor, you can schedule testing if you notice levels increasing over time.
