"Mr Mikaeel immediately contacted me once I put in a request on Home Advisor. He explained his services and he offered me more options than I had received from other engineers. Those options included paying less money which I appreciated right away. He knew I didn't have much time to work with and we scheduled the next day. He arrived on time, was very personable, very professional, explained what I needed to know and also gave me great news. I will recommend him to anyone that needs a structural engineer Thank you Home Advisor!"

"I had a small amount of water seepage in my basement and I wanted the expertise of a structural engineer to evaluate the possible cause(s) and to recommend remediation approaches. Glenwood Engineering was prompt to contact me as soon as a match was made and a structural engineer came to do a visual field visit. He identified a couple of causes and gave recommendations, giving priority to the easier solution first, observe the results and then if necessary, try the more radical solution. I feel that the suggestions were reasonable and appropriate. I paid for a written report which included photos taken on-site. I feel like I had a good experience."

"I called this company to inquire about their services. The call was returned promptly. I have never needed a structural engineer and did not know what to expect. Gary was very knowledgeable and explained the process very simple. When asked to schedule an appointment, I was able to get an appointment the next day! He showed up on time, as promised, and performed the inspection. My report, as promised, was delivered on time."

"We are so glad we decided to go with F&D Development for our 2nd floor remodel project blueprints. What a great experience! We came to him with a vague concept of what we wanted and he worked with us to design something that was much better than what we were envisioning. I have zero hesitation recommending him for any structural engineering project or home build/remodel/addition project. We could not be more satisfied with his effort, ability, and results. Steve was always on time for meetings, quick to respond to email/phone, and is well priced."

"Tim is amazing. I was days from closing on a house when the underwriter decided a structural engineering report was required so I called and spoke with Tim on a Wednesday evening, met with him Thursday morning and had a report in my hand by Thursday at noon, less than 24hr turnaround! Needless to say Tim really helped me out and was very courteous, knowledgeable and professional. He will always be my go-to structural engineer."

Structural Engineering questions, answered by experts

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems.

Yes, professionals reinforce the foundation with additional supports or piers to prevent future sinking.

A structural engineer evaluates any structural components, like floors, foundations, walls, and roofs, to ensure they can support the structure. They also consider the soil quality in your area, potentially extreme weather conditions, and proximity to bodies of water and groundwater to ensure your building can withstand any stresses placed on it by the surrounding environment. Structural engineers work on both new and existing buildings.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.
