"Evolution design worked with me on designing and addition for a 100 and 5 year old house. We worked on the dimensions of the addition Plus the materials. Evolution understood the local zoning which was amazing that they knew that. We have not started construction. And evolution can help pull the permits and I'm considering them for that as well. All in all it was a long project but it was done efficiently, working with several of the staff an the departments."

"Working with Scott on my client's high-end residential project was an absolute dream. After a disappointing experience with a previous architect, I was under immense pressure to find someone who was reliable, efficient, and trustworthy. Scott not only met but exceeded all of my expectations. He was recommended to me by a friend, and I am forever grateful for that introduction. Scott took on the challenge of designing a home on a difficult hillside lot and absolutely nailed it. He effortlessly captured my clients' vision, even when they were unsure of exactly what they wanted. Communication with Scott was always seamless - we could always reach him directly and never had to wait for answers. The billing was transparent and fair, with no surprises or overcharges. Whether you're building a multimillion-dollar home or simply making a few quick changes, I wholeheartedly believe that Scott is the architect for you. His talent, professionalism, and dedication to his craft make him stand out in the industry. I cannot recommend him highly enough."

Structural Engineering questions, answered by experts

A structural engineer's report provides a professional assessment of a property's structural condition. It typically includes an evaluation of the foundation, key structural elements like roof trusses, floor joists, studs, beams, and rafters. The report will also contain a detailed description of the engineer's findings, often supported by photographs, and provide recommendations to correct any identified issues. Depending on the scope of the inspection, it might also include an assessment of property drainage, potential issues from environmental conditions like extreme weather or tree placement, and an estimated time and cost for any recommended repairs.

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

You need to hire a structural engineer when building or modifying any component with a structural load in your home. Common situations where you would need a structural engineer include home inspections when buying or selling a home, investigating possible issues with your foundation, beams, load-bearing walls, or chimneys, breaking ground on a new home or structure on your property, and renovating an old part of your home that could threaten any structural integrity. Home additions and bump-outs also require an engineer.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

No, beams are the primary load-bearers for flooring or roofing systems, and they distribute the weight of the structure to your foundational supports, while joists bear far less weight and distribute their loads to the beams. Beams are usually thicker and longer, and they have support posts or foundation walls beneath them for support.
