"We have a cabin on the Northern Oregon coast which rests at the edge of a steep hill. Over the years, we noticed some settling with sloping floors, sticking doors, and a foundation crack. We called Ram Jack West after the local foundation expert in Clatsop County failed to follow up on a promised bid. We are grateful for that lapse because the folks at Ram Jack West were exceptional in the service they provided us, start-to-finish. From the office staff and estimator to the engineer and the team who set the pilings and raised the house in its low spots, we were kept apprised of each step. Communication was excellent. The engineering that goes into a project like this boggles my mind, but everyone we worked with was so confident and knowledgeable, any anxiety I had disappeared fast. We are so thrilled with the top-notch service Ram Jack West provided us and recommend them enthusiastically."

"Matthew Bruce exceeded our expectations. Our 92-year-old dad fell while using the bathroom and injured himself. We needed an immediate response to make the bathroom safe. Matthew responded to my request very quickly. He asked questions about the situation that showed he had the expertise we needed. He came to the house within a day of agreeing to perform the work and completed the most urgent task that day. He needed other tools to complete the installation of the grab bar drilled into the shower tiles, so he had to return at a later time. He communicated clearly when he could return and completed the task. Additionally, he cleaned up after his work and was pleasant to workMatthew Bruce exceeded our expectations. "Awhile back I decided it was time to replace my old, crumbling shed. After doing a search on Angie’s List, I hired Gryphon Construction because they had good reviews. The process worked, and I must say that I’m super happy with the results I got. Not only were Akeem and company great to work with, they did an excellent job, and and I’m extremely happy with my new shed. (The only reason I’m not calling it “shop” is because I didn’t have power installed). It’s solid, has a locking door, as well as a window, and looks more like a tiny house than the shed that proceeded it. And while they were here, I also had them install a new track for a broken pocket door, which involved removing some dry wall to get at the work-out track. They did a great job on that, too, and I’m very happy with the remodel. I found them to be pleasant to do business with, as well as very conscientious, timely, and they have a strong sense of craftsmanship, which, after all, is what we all want in a good contractor. I highly recommend them!"

"We hired Patrick Concrete to install a concrete patio around the front of our house with a connection to the two front doors. Patrick and his crew were very courteous and professional. We talked with him about some specific design considerations that we wanted. He helped us with some preliminary work, made some very practical suggestions, and gave us the end product we had asked for. His price was reasonable. He started the project right away and did the pour as soon as weather permitted. I would use Patrick Concrete again and recommend them to others."

House Leveling questions, answered by experts

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Mudjacking is usually reserved for light-duty slabs, like patios, driveways, and sidewalks. However, it can be an effective way to lift garage slabs and concrete around the perimeter of the home, which could harm your foundation if it’s not done properly. The risk of damage is why having a professional mudjacking company carry out the work is important. This type of slab or foundation repair is relatively inexpensive, especially if you consider that a DIY job requires that you pay to rent the necessary equipment.

Costs range from $500 to $1,500, depending on the size and condition of the area.
