Advanced Vertical Solutions, LLC D.B.A. AVS Elevator is built on the life long experience as a 4th generation native Oregonian and 2nd generation elevator constructor. Frank A. Stalen and his father Paul J. Stalen have spent their elevator careers and lives in the City of Portland, contributing to its local communities. Their combined Oregon history brings AVS Elevator an in-depth study of the elevator industry dating back to the early 1950‘s and an understanding of its place in our ever growing economy and local communities. The birth of AVS Elevator came from a steady decline of the service offered by the industry as a whole. For example, the annual service work load for the average elevator constructor has elevated from approximately 50 elevators to 300 per man and growing. Safety, reliability and customer service has been marginalized as profit taking and ever growing overhead percentages drive the work loads of the elevator constructors beyond the breaking point by the industry conglomerates. “We have set out to bring you an alternative choice and to fill a void in the industry.” In developing our business plan with Mercy Corps Northwest. This is an important pillar of our culture to understand and to provide value to our employees beyond a paycheck and to contribute to our respective communities we live in. A benefit of being a local, family owned business, we have the ability to set this culture by example and provide the time employees need to foster the culture of giving. Home Inspection questions, answered by experts

Inspectors working for the seller on pre-listing inspections can present a conflict of interest, so standard home inspections are usually hired and paid for by the buyer. If the buyer has some negotiating power, they might request that the seller cover the cost (by taking it off the asking price), but this varies on a case-by-case basis. When it comes to home appraisal costs and pre-listing inspections, the seller will naturally have to pay, as these are done before the home is left up for sale.

Solar panel inspection costs range between $150 and $350. The system's location can increase the cost, with roof-mounted panels being among the more expensive systems to inspect. Larger systems also cost more because of the time it takes to complete the inspection. Other factors affecting the price include the inverter type, objects around the system, and add-ons you purchase along with the inspection.

Do a little background research on a few certified HVAC companies before choosing the best one for your job. Look for things like how long the company has been in business, and check their online customer reviews.

When choosing an inspector, also ask to see a sample inspection report. A professional inspection report should detail all the areas and components of an HVAC system, provide findings, and include any recommendations for repairs. Finally, find a contractor you’ll feel comfortable with who can address any questions or concerns you may have after the inspection.

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

Tiny homes may depreciate and be more challenging to sell because of their size, customization, and unique space. If your tiny home is on wheels, depreciation can happen in the same way that cars and RVs do. If your tiny home isn’t structurally sound, the resale value will also be lower.
