"I arrived home after being away (since before the recent deluge started) to a wet interior wall. I knew I needed to get someone to come out immediately to find the leak and repair the roof. I called King & King's 24-hour number late at night (I apologize for that, as I got him out of bed) and Dennis of King & King assured me he would get a roofer  out as soon as it was light, even though it was Sunday. He did.
The work  went quickly. Jerry  located the problems (see below), and was done in an hour. Since this was the second repair for the same problem (first repairs by another company), I am thrilled.
The interior wall is already starting to dry off (confirmed Monday morning) and I may have caught it before the dry wall was damaged. I hope so.
The roof was originally put on by Mid-Valley Building in September 2012 and still under warranty when it developed a leak in March 2014. The company has closed, but the bonded owner remained responsible. It took several days for him to get a crew to us and I now realize they did not fix the problem, they just benefited from the fact that it stopped raining. New drywall was finally done in August. This was very well done, but by a different company than the roof repair.
On our own (with my brother, the Industrial Arts [shop] Teacher helping) we replaced the sill board under the wall where the leak had been and replaced damaged shingles. We thought we were done with the water problems on that roof. We weren't.
King & King's roofer found the problems easily. Jerry found several serious errors in the installation of the original roof. The Mid-Valley crew had installed 4 shingles tiles with the nails below the nail line (I have retained these shingles). Mid-valley failed to remove all staples, and at least one had worked through shingles leaving places for water to seep in. They also had failed to trim the starter shingle row down to just above the nail line, which led to cupping on the roof right where there were some of the incorrectly positioned nails. These errors created pathways through the shingles and into the interior. One other issue with the installation did not seem to be contributing to the leak. King & King pointed out that Mid-Valley had used 1&1/2 inch by 1&1/2 inch flashing on the gutter edge, rather than the standard of 1&1/2 inch by 3 inch above gutters. This did not seem to be part of the leak problem to Jerry.
King & King correctly identified the issues and rapidly fixed the problems. Sunday morning's light drizzle did not slow them down. Jerry pulled out the rusty nails and staples on the 4 shingles where the nails were below the nail line. He trimmed the starter shingles where they were now open before recovering the roof. He replaced the 4 damaged shingles and 2 others that had to be remove. And he caulked nail heads under shingles that were not replaced but under which nails had been removed to install the new shingle tiles. He was fast and efficient.
Having competent work done is very important to us. King & King provided the competent work I expect. I plan to put them first on my list to call for any other building jobs in the future. I especially have no problem recommending King & King to others who need emergency roof aid.

"It went very well.  The two gentlemen were very professional and polite.  As we just recently had our house painted they were very careful not to damage the exterior.  They were very complete in the moss removal (our roof almost looks new again) and were more than willing to answer any questions.

"Roberto was the technician and he was very professional, polite, and personable. He inspected the rest of our system and told us things that needed to be changed or repaired. He showed me pictures of everything. Everything he told me about was accurate. He quoted me a price for R38 insulation , Some of our ducts were plastic and he recommended them to be changed. I agreed completely and didn't know they were plastic. I would have had them done the work but I had no price comparisons to make and besides I didn't have the money right then. So he just finished the vent cleaning and left his card. He did a great job on the vent cleaning and was happy with the work."

"Every step of the way was excellent.  Getting rid of rats was a first experience for us.  We have had a mouse or two in the 25 years we have lived here, but never a rat.  We ended up with 8 rats of four three generations.
The Rat Team bated, trapped, and poisoned the rats out of the house.  We eventually had to hire other professionals to tear out the damaged insulation and soiled ground plastic.  The Rat Team came back and caulked every opening, filled those spaces in with wire/steel wool, recovered our air ventilation tubes under the porch to the crawl space.
If I called in the morning that we had heard another or saw a trap flipped/sprung, the Rat Team was out that afternoon.  Their visits ranged from 15 minutes to reset all the traps, to a couple hours of cleaning up droppings and sealing off our house.
We had a guarantee that we would be pest free for a year after the service, and it has now been two years . . . not a rat or a mouse has been in our house.
We hated using the poisons, normally we are organic and natural chemical folk, but after seeing the damage these rodents caused, we knew it was a sanitation and health issue, and the rats had started avoiding the various traps.  The final grand-daddy rat ate through three blocks of rat poison before he died.  Nothing had worked with him.
I never want to have to refer the Rat Team, but whenever I hear someone has an infestation, I share their number, which I still have on my phone.
Thank you for a job well done . . . and one that keeps on protecting us.

"Excellent work done on the project. Very meticulous work done, and very clean. They covered my furniture and worked with me in making sure fixtures were also covered. Prices were reasonable, I'd hire them again, or refer them as well. They also did some drywall for me as well. I was amazed at the attention to detail. You couldn't even tell that there was a hole there before. Excellent work on the texturing as well, not very many people can do repairs on knock down textures, and they were amazing in blending it all in."

FAQs for drywall insulation projects in Alsea, OR

On average, drywall installation costs $2,000, depending on the size, complexity, accessibility, and location of the job. The typical cost range is from about $400 to $6,000, which includes materials and labor. Additional cost factors include the thickness of the drywall, the shape and height of the room, and the level of finish. The level of finish ranges from only hanging the drywall to taping and mudding the seams between panels to painting the walls.

The best type of insulation for your home depends on what you need, so the answer will depend on your specific situation. If you’re building a house, structural panels are easy to install during the building process in addition to being the most energy efficient type. If you live in a warm climate, reflective insulation may benefit you more as it costs less than other insulation types. And for standard attics, loose-fill, spray foam, or blown-in insulation work well.

If you plan to heat or cool your garage, you’ll need to insulate the garage ceiling. Insulating your garage ceiling will make your garage much more energy efficient and save on heating and cooling costs. Not only does insulation make your garage more energy efficient, it helps reduce noise and can extend the life of your garage roof. You can use fiberglass, cellulose, mineral wool, or spray foam insulation for this project.

The cost to skim coat drywall is $1.15 to $1.35 per square foot. Most of the cost is labor, for the necessary skills to apply the skim coat with precision using high-quality tools. This is a job better left to the professionals for the best outcomes.

On average, insulating an attic costs about $2,500, ranging from $1,500 to $3,500, depending on the insulation type, amount, and your attic’s accessibility. Additional cost factors include sealing air leaks, removal or replacement of insulation, and inspections. Types of insulation include:

  • Blown-in: $1–$4 per square foot

  • Spray foam: $2–$5 per square foot

  • Batt: $2–$4 per square foot

  • Structural insulated panels: $4–$7 per square foot

  • Loose-fill: $2–$5 per square foot

  • Reflective: $0.50–$1.50 per square foot
