There’s no single best roofing material for flat roofs, but EPDM is considered an excellent option because it lasts longer than TPO roofing and built-up roofing, and it’s the most adaptive to extreme temperatures and variations in temperature. EPDM can also be highly energy-efficient at both ends of the climate spectrum, with black EPDM helping to reduce heating bills and white EPDM helping to keep your building cool in extreme summer temperatures.

While you technically can add a roof over shakes or shingles, it’s not a good idea. Roofing over existing roofing creates a moisture barrier underneath the new roof and since the trapped material is wood, you can expect a moisture problem. While you could get away with installing a new roof over asphalt or steel, wooden roofs should be removed, new underlayment installed, and the new roof installed over that. Also, the extra weight would add strain to your roof structure.

If your roof has storm damage, there will be some telltale signs. These include missing, loose, or damaged shingles. You may notice cracks or dents on the metal parts of your roof, like flashing, gutters, or metal panels. Water leaks are another big indicator. So are visible signs of impact. Rather than climb up on your roof to check, hire a professional to inspect the area  safely.

Ideally, you shouldn’t pay your roofer upfront unless you’re special-ordering materials. However, anything between 10% and 15% of the project’s cost is reasonable to pay upfront. Avoid making a final payment until after the roof gets completed.
