"Mike called after reading my review and advised that he would honor my purchase even though I clearly went past the expiration date. As i mentioned in my original review ..It was my fault that I let the offer expire as I got side traced with planning my wedding.

I had a pleasent conversation with Mike today on the phone and look forward to meeting him next week as he will personally come out to inspect my basement for water damage/leaks.

I appreciate that Mike reached out to call me and to offer his services ..this is customer service at it's best. I will add to my review after meeting with Mike ..but wanted to be sure to share with Angies list folks my good experience today !

Land Clearing Services questions, answered by experts

You can’t build on undeveloped land without preparing it for construction, which involves running utilities to the site or accounting for private utilities like wells and septic systems and grading and compacting the soil for safe construction. Once you prepare the land, you can build on it as long as the project abides by local zoning regulations.

When planning for land survey costs, you should consider the following elements as major contributors to the overall cost:

  • Size of your property in terms of acres or square feet

  • Complexity of the terrain in terms of hills, elevation changes, rocks, water, and other features

  • Type of survey you need (boundary survey, topographic survey, or a combination of survey types)

  • Distance traveled for the professional surveyor

If you or your mortgage lender think your land survey needs to be more accurate, double-check the survey report and get at least a second opinion from the original surveyor and an inspector, if possible. Although it’s unlikely, even reputable surveying companies can make mistakes. An inaccurate survey can cause problems down the road in the case of any property line disputes, so it’s best to resolve any inaccuracies as quickly as possible.

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

A boundary survey measures the boundary lines of the property, only the length of each property line and their locations. A land survey includes a more in-depth measurement of the property, including the heights and depths of the terrain measured by a topographic survey. A boundary survey is typically the most cost-effective method for marking and measuring property lines.
