"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance. "

"Edward Clark of EClark Group Appraisals, Inc. was the appraiser hired by Third Federal to appraise our home for a refi. To my amazement, I was in total shock to learn of his appraised value. Mr. Clark is absolutely clueless about what he is doing. I provided a CMA collected from the MLS section of the DABR Website. I had factual proof, based on my neighborhood, of what homes that are 4Bd, 3Ba, over 3500sf have sold for in the last 4 months in my neighborhood alone (average price $517K). His evaluation of my home was nearly $100K less than the current closings of homes smaller than mine. Based on the CMA (180 days) the average price per square foot is $160. He valued my home at $109 per square foot (He originally had it at $103 until I ask for a review to get it right). What is alarming of his appraisal is that it is in no way consistent with the trends of the included comps, excluded comps (CMA from MLS previously shared), and current inventory of spec homes for sale in my neighborhood. I would never hire his services nor pay a dime for his inept abilities. I am just thankful I did not have to pay out of pocket, up front, for his services. How this individual became a "certified residential real estate appraiser" is comical. I would like to think that there are higher expectations from DABR, Banks, and Lenders for the vendors they endorse to provide services for their customers."

My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

***** Associate Partner with COLDWELL BANKER HERITAGE REALTORS***** Angie's List Super Service Award winner*****Certified in residential sale transactions by the Residential Sales Council*****29 years experience*****I help people buy and sell residential real estate. This is a business transaction and you are best served by someone that also has an advanced business education. The MBA I earned provides the needed skills to help me negotiate your transaction. I'm also certified in residential sales and have earned the CRS (Certified Residential Specialist) designation which is the highest designation in this career field. Only 3% of agents have achieved this level. If you have the choice, why not go with someone proven and certified? Another difference with my service is that I don't practice dual agency. I won't represent both sides in a transaction as other agents do. It's a conflict of interest and not the best way to represent you. I'll see your transaction through to the end - myself. Agents on a team can't make this promise. If I list your home you'll talk to me all the way through. If you buy with me you'll talk to me all the way through. If you work with an agent on a team you'll be passed from one team member to the next as you work toward closing. You'll be working with people you've never met and don't know the details. With my system you'll have a better & more positive personal experience.

"David is an excellent agent who doesn't need to give incentives to his clients to leave good reviews. I wanted to leave reviews for him so that I could make sure everyone knows what an asset he is to this real estate market. I found him in an internet search and asked if he would be willing to come to our home for an initial consultation. He had an excellent presentation prepared and answered all of our questions. Not only did he live up to his original promises, but he went above and beyond. We sold our house very quickly, above asking. In one weekend we had almost 40 showings and 8 offers. He helped us understand the market and why we should price our home where we did. He was a wonderful teacher, which was especially important considering this was our first home sale. You can feel confident entrusting your home to David. He will be steady, fair, patient and professional. Not only will he get the job done, but he will put your mind at ease and help you feel comfortable during the process. We are grateful to David for all of his hard work and dedication to the real estate business."

Property Appraiser questions, answered by experts

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

While a single shelf here and there doesn’t add value to your home, a built-in bookcase can increase your home’s value under the right circumstances. Not every built-in bookcase works in your favor here—those built from high-quality materials tend to provide a better ROI. If you’re looking for your bookcase to work for your home’s value, consider having a professional build it with luxury hardwood.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.
