Key additions such as extra bedrooms, bathrooms, or larger kitchens offer the highest returns on investment. Well-planned additions that seamlessly integrate with the existing structure and match the neighborhood's style can boost curb appeal and market value. However, the actual increase in value depends on the quality of the work, the types of additions, and the current real estate market conditions.

Ranch-style homes are typically larger and more rectangular than most bungalows' small, square footprints. The floor plans for these two home styles are often different, too, with ranch home bedrooms placed along a hallway off the central living space and bungalows having their bedrooms directly off the main area without hallways.

Unless the buyer or seller makes the offer or offer acceptance contingent on the appraisal results, the sale will move forward unaffected if the appraisal comes back lower than the offer. This essentially means the buyer is paying more than what the home is worth, but without that contingency, both parties are locked into the deal. Some buyers may try to negotiate the purchase price down to the appraisal value, but this may not be possible if there wasn’t an appraisal contingency in the offer agreement.

You may be able to negotiate an as-is purchase, but many sellers who list their homes as-is aren’t willing to lower their asking price since they’ve already accounted for the price of repairs. Homes are often listed as-is for a quick sale, so there’s a chance a seller may negotiate in order to make the sale—it never hurts to ask.
